Roof failure can cause incredible damage, is a great danger to your family, and of could cost you thousands of dollars.
Here are 10 signs your roof may be failing:
If your roof is more than 20 years old, there is a very good chance it isn’t secure.
Missing / loose shingles
High winds or harsh winters definitely take their toll on your home. Missing or loose shingles leave your home exposed and can lead to leaks and a whole host of other problems.
Granules in your gutter
If you’re beginning to find granules in your gutter or on your lawn, this is a sign that your shingles are beginning to wear.
Loose / exposed nails
As your roof ages, the material will inevitably wear away. As nails become exposed and loosen, you leave yourself open to leaks and many structural issues.
Light leaking into attic
If you can see sunlight leaking into your attic through your roof, it means there is a hole in your roofing system. This can lead to water damage, critter infestation, ventilation problems, and many other issues.
Damaged or missing flashing
Like the nail problem, this can lead to all kinds of leaks and can compromise the weatherproofing of your roofing system.
Dirty or worn looking areas on your roof
Unfortunately, as some roofing systems age, they lose their cosmetic appeal. If you can see your roof wearing, or it looks like it is always dirty, this is usually an indicator that there are structural issues with the roofing system, and that the product is in the tail end of it’s lifespan.
Cracked or curled shingles
As wooden and ceramic roofing systems age and wear, you may notice the wood begin to split or curl, or the tile begins to crack. These are all signs that, unfortunately, it’s time to replace your roof. These issues can lead to bigger problems, such as leaks.
Blistering or peeling of interior or exterior paint
If you notice paint blistering or peeling on your home, it is often a sign that ventilation in your attic may be impaired.
Water damage on your ceiling or interior walls.
If you’re noticing water spots on your walls or ceiling, or dampness in either area, this is a very bad sign. It can lead to heavy structural damage, as the water can rot away at the trusses and structure of your home. This can be caused by holes or leaks in a failed roof, or by ventilation issues that cause humidity to build up in your attic.
In addition to this list, other signs that could indicate roof failure may include random fluctuations in heating/cooling bills, sagging roofs, etc.
