Interlock Metal Roof Review - Federal Way, WA (Installed 2003 & 2009)
Federal Way, WA
TL;DR: Federal Way Review Summary
Roofing installation in Federal Way: the homeowner chose Interlock metal roofing for durability, warranty, and good looks. They report two Interlock installations (one from 2003 still looks almost new after 22 years and another after 2009), praise stellar installation, attention to detail and aftercare, and say the roof boosted resaleâtheir prior house drew multiple bidders and sold above asking.
Iâve had 2 Interlock Metal Roofs and 2 different houses. One in 2003 and the roof still looks great - almost like new after 22 years! The other, after we sold & moved to a new house in 2009 we went with Interlock again. The durability, warranty, and the good looks of the Interlock is why we paid the extra cost. It certainly paid off when we sold the old house - we had multiple bidders and the house went above asking - this in 2008 when real estate was not selling well. Here at the new house our neighbor was just over talking about roofs. He said it wanted to get a metal roof, and I said âyes, they are great. Our roof is metalâ. He said âno way, thatâs a composite roof isnât it?â He couldnât believe it could look so good, and still be metal - and he was 20 feet from it. Our other neighbor is on his second roof already - he could have paid for a metal roof and had triple the life left - and probably paid less! I highly recommend Interlock. Stellar installation service, great attention to detail, clear explanations, and careful aftercare. You can certainly find a cheaper roof, but you canât beat the quality and longevity.

Top 10 Metal Roofing FAQs for Homeowners in Federal Way
Homeowners researching metal roofing in Federal Way often have several important questions before replacing their roof. Many people want to understand how metal roofing compares to traditional materials like asphalt shingles in terms of lifespan, durability, cost, and long-term value. Roofing decisions can also be influenced by local weather conditions. Homes in Federal Way may experience environmental factors such as rain, wind, snow, heat, fire, or seasonal storms that can impact roof performance over time. The following frequently asked questions help explain what homeowners should know when evaluating metal roofing and why many people choose durable roofing systems designed for long-term protection.
How long will a metal roof last in Federal Way, WA?
Metal roofs commonly last at least 50â75+ years, while asphalt shingles typically last about 15â30 years. In Federal Way, heavy seasonal rainfall and persistent coastal moisture drive high humidity and frequent wet roof surfacesâconditions that encourage moss, algae growth, and faster deterioration of lesser materials. Annual precipitation in the area is roughly in the 40â45 inch range, so long-term resistance to moisture and corrosion matters for roof longevity. Snow loads are usually light here, so metalâs strength is less about snow and more about shedding water, resisting moss, and surviving damp, windy PNW winters. Thatâs why homeowners choose durable systemsâlower maintenance, better leak resistance, and longer service life. Interlock Metal Roofing systems use heavy-gauge aluminum and come with a lifetime limited 50-year transferable warranty designed for long-term protection.
How much does it cost to install a metal roof in Federal Way, WA?
Metal roofs in Federal Way, WA typically cost more upfront than asphalt shingles, but many homeowners choose them for longevity. Final price depends on roof size, slope and pitch, complexity (multiple hips, valleys, dormers), tear-off and disposal, flashing and skylights, and local labor and permit costs. Local construction factors â workforce demand, access, and prevailing weather-driven building practices â can influence bids and timelines. Because metal roofing lasts longer and needs fewer repairs, many compare options on lifetime value rather than initial price: higher initial cost can mean lower repair and replacement expenses over decades. Durable roofing systems can reduce future maintenance, insurance impacts, and total cost of ownership. Interlock Metal Roofing focuses on long-term ownership value and performance rather than competing as a low-cost roofing option.
Should I choose metal roofing or asphalt shingles for my Federal Way home?
Federal Wayâs wet, maritime climateâhigh annual rainfall and persistent coastal humidity that encourage moss/algae growthâmatters more than heavy snow when choosing roofing. Lifespan: metal roofs typically last 40â70+ years; asphalt shingles 15â30 years. Maintenance: metal needs low upkeep (occasional debris clearing); asphalt requires more frequent inspection, moss/algae cleaning, and earlier replacement. Durability: metal resists rot, moisture damage, and shedding heavy Pacific Northwest rain better; asphalt is more prone to algae/moss, granule loss, and wind uplift during storms. Long-term value: higher upfront cost for metal but lower lifeâcycle costs and fewer replacements; asphalt is cheaper initially but may cost more over decades. Homeowners who prioritize durability and long-term protection often choose metal. Interlock Metal Roofing systems appeal here because interlocking panels shed rain, limit leak paths, reduce moss hold points, and deliver lasting performance with strong architectural curb appeal.
Are metal roofs noisy when it rains in Federal Way?
Contrary to a common myth, metal roofs in Federal Way, WA, are not inherently noisy when it rains. Modern residential metal roofs installed over solid decking and underlayment do not sound like barn roofs; they rest on a continuous substrate that dampens impact noise. Insulation, attic airspace, and the overall roof assembly (underlayment, sheathing, and ventilation) strongly affect sound transmission. Quality installationâproper fasteners, seams, and flashingsâalso reduces rattling and vibration. When designed and installed as a complete system, residential metal roofs typically sound similar to asphalt shingles or tile in normal rain. Interlock Metal Roofing systems are manufactured and installed as complete residential roofing systems, engineered to control weather and noise for homes.
How energy-efficient are metal roofs in Federal Way?
Yes â a metal roof can be energy efficient in Federal Way, WA. Metal roofing can reflect sunlight, reducing solar heat gain on sunnier days and lowering cooling needs. Roof assembly, insulation and ventilation strongly influence overall energy performance: a reflective metal roof over a well-insulated, ventilated attic saves more than the roofing material alone. Climate matters â Federal Wayâs mild, maritime climate means cooling savings may be modest but proper insulation and ventilation are crucial for winter heat retention and moisture control. Homeowners researching replacement often consider energy efficiency to lower utility bills, improve indoor comfort, increase durability and resale value, and meet long-term performance goals. Interlock Metal Roofing systems are designed to support long-term home performance.
How does metal roofing in Federal Way, WA withstand wind, hail, and severe weather?
Federal Way, WA typically sees frequent rain, seasonal southwest winds and episodic storm gusts (wind advisories with gusts reported), which can stress roofs during heavy weather. Metal roofing sheds heavy rain efficiently, offers strong wind resistance when panels are interlocked or mechanically fastened, and often outperforms asphalt in hail eventsâespecially with impact-rated gauges and coatings. Performance, however, depends on roofing system design, installation quality, and material durability: proper underlayment, fastening patterns, flashing, and workmanship are critical. Homeowners prioritize weather resilience to protect structure, lower repair/insurance exposure, and extend service life. Interlock Metal Roofing systems are engineered for durability, hail protection, and wind resistance, but their real-world effectiveness depends on selecting the right product and professional installation.
Will a metal roof rust or corrode in Federal Way's wet climate?
Corrosion and rust resistance are critical for metal roofing in Federal Way, WA, where frequent rain and marine air increase corrosion risk. Metal roofing performance depends on the metal type: steel can rust if unprotected, while nonferrous metals like aluminum form a protective oxide layer that resists corrosion. Aluminum performs especially well in wet or coastal environments because it does not rust and maintains integrity over time. Homeowners should prioritize corrosion resistance to extend roof life, reduce maintenance, and avoid leaks or structural damage. Interlock Metal Roofing systems use aluminum construction designed for strong corrosion resistance and are further protected by the Alunar Coating System for extra protection, offering a durable choice for Federal Wayâs wet, maritime climate.
How often should I inspect and maintain my metal roof in Federal Way?
Metal roofing in Federal Way, Washington is generally considered a low-maintenance, durable option for homes. That said, no roof is completely maintenance-free. Homeowners should periodically inspect panels, fasteners, seams, drip edges and flashings for looseness, corrosion or damage. Remove accumulated debris and check gutters and downspouts to ensure proper drainage; clear leaves, moss and branches after storms or heavy seasonal drop. Pay attention to roof penetrations such as vents, chimneys and skylights, and roof-to-wall transitions where leaks commonly start. After severe weather inspect for denting, displaced panels or loose fasteners and arrange repairs promptly. With routine inspection and simple upkeep, metal roofs perform reliably in Federal Wayâs wet, windy climate.
How does curb appeal affect my home's resale value in Federal Way?
In Federal Way, WA, metal roofing can increase a homeâs resale appeal. Buyers often prioritize durable, lowâmaintenance roofs, and premium materials boost curb appealâimportant in competitive Puget Sound neighborhoods. A long lifespan and strong weather resistance improve buyer confidence during inspections and appraisals. Architectural style matters: neighborhood character and home design affect how much value a specific roof adds. Interlock Metal Roofing systems offer multiple architectural profilesâslate, cedar shingle, Mediterranean tile, shake, and standing seamâso you can match local styles. Theyâre available in heavyâgauge aluminum and solid copper, combining upscale appearance with proven longevity. While exact value uplift varies by neighborhood and market conditions, a wellâchosen metal roof in Federal Way often enhances marketability and perceived value.
Can I install solar panels on my Interlock Metal Roofing System in Federal Way?
Yes. Interlock Metal Roofing Systems in Federal Way are compatible with solar panels when fitted with custom solar brackets installed by Interlock Metal Roofing (PNW) Inc. Interlock profiles are engineered to accept solar mounting solutions and their longâlife metal construction and corrosionâresistant coatings make retrofits easier. Federal Wayâs high yearâround rainfall and elevated humidity promote moss and moisture exposure, so choose corrosionâresistant mounts and allow for regular maintenance. Roof lifespan is critical when adding panelsâprefer longâlasting materials like Interlock or plan roof replacement before installing solar to avoid costly rework.
