And we are very pleased with the finished product. The installers were very efficient and left no debris. The project was completed in just a few days and we are quite confident that we will enjoy not having to worry about our roof as long as we stay in the house. Thank you for providing such a nice product.

Review: May 28, 2007

I recently had an Interlock roof system installed on my home the last week of April 2007. I am extremely pleased with my new roof. It looks awesome. The installers had quite a challenge working around the weather that week. They were only off by about 3 hours from the time they said they would finish. That in itself is remarkable considering the heavy rains they had to contend with. They were hard workers and very polite. They cleaned up their industrial mess as well as some of my own winter mess. My experience with Interlock Industries from the initial phone call, to the sales representative as well as the installers was like working with old friends. I would recommend Interlock Industries and their products to anyone without hesitation. I do not make referrals often, because I feel my word of recommendation is a sacred trust. I rate my experience A+ with Interlock. I know I am going to enjoy my new roof for a long time.

Metal Roofing FAQs for Homeowners in University Place

The following metal roofing FAQs are designed specifically for homeowners in University Place, Washington. Whether you are building a new home or replacing an existing roof, understanding how roofing materials perform in local weather conditions is essential. From wind and storm protection to fire resistance, hail impact, snow loads, and coastal moisture exposure, Interlock’s Lifetime Aluminum Roofing System is engineered to provide long-term durability, energy efficiency, and peace of mind in University Place.

Will a metal roof hold up through University Place's freeze-thaw cycles?

Yes—aluminum actually performs better than asphalt or wood in freeze-thaw conditions. Pierce County sees roughly 46 freeze-thaw days per year, and that cycling degrades asphalt and causes wood to split and curl. Aluminum doesn't absorb water, so ice can't penetrate the material or expand inside it. The 3105-H24 alloy is manufactured to ASTM B209 specs and has been installed on research stations in Antarctica, where freeze-thaw happens daily. The Alunar coating on both panel sides seals out moisture before it ever reaches the aluminum core.

How does Interlock handle heavy snow and ice dams in our area?

The four-way interlocking design sheds snow and water efficiently, reducing ice-dam risk in a region that averages 30 cm of snow yearly. Unlike asphalt, which absorbs heat unevenly and triggers thaw-and-refreeze cycles, aluminum's smooth profiles shed cleanly. You can add optional snow guards to hold snow on the roof for aesthetic effect if you prefer. The panels interlock so tightly that water can't pool behind ice—it drains toward gutters. With proper underlayment and deck ventilation, ice dams become a non-issue rather than a yearly repair bill.

Does heavy rain cause leaks with metal roofing?

No. University Place gets about 1,195 mm of rain per year—roughly 40% above the US average—and Interlock's four-way interlocking panels with proper installation create a leak barrier as reliable as traditional asphalt. The secret is the overlap geometry and deck preparation: water runs downslope and drains off before it can find a seam. The Alunar fluorocarbon coating (30-year warranty against fading and chalking per ASTM D4214/D2244) keeps the surface water-shedding. Installed to spec per ESR-1790, the system handles Pierce County's annual deluge without ponding or seepage.

Why doesn't aluminum rust like steel roofing?

Aluminum simply cannot rust because it contains no iron—iron oxide is what we call rust. Instead, aluminum naturally forms a microscopic oxide layer that protects the metal underneath. If that layer is scratched, it heals itself within hours through exposure to air. The roofing-grade 3105-H24 and 3003-H24 aluminum alloys are ASTM B209 certified and hold up in salt air, wet climates, and freeze-thaw zones like Pierce County's 46 annual freeze-thaw days. The Alunar 70% PVDF coating applied to both sides adds another 30-year barrier, so corrosion simply isn't a failure mode.

Can my existing roof structure handle a metal roof, or do I need reinforcement?

Almost no homes need structural reinforcement. Interlock's profiles range from 0.41 lb/sq ft (Shingle) to 0.59 lb/sq ft (Tile), making them roughly 96% lighter than concrete or clay tile. Most existing roofs built to code for asphalt can handle that load easily. In fact, the light weight means you can install directly over your existing roof in many cases—no tear-off, no dumpster, no disposal cost. That saves weeks of mess and keeps the old insulation in place during Washington's rainy season. A local inspector or your Interlock Metal Roofing (PNW) Inc. installer can confirm your specific structure in minutes.

How well does metal roofing stand up to Pierce County wind and gusts?

Interlock panels are warranted to resist sustained winds up to 120 mph (193 km/h), well beyond University Place's typical gusts around 98 km/h. The four-way interlocking design is the key: each panel locks to its neighbors on all four sides, so wind pressure tries to lift the whole roof as one unit rather than peeling individual shingles. The warranty covers this performance when installed to specification per ESR-1790. Over 25+ years of installations from coastal BC to the US Interior, the system has proven itself in regions with far more extreme wind events than Pierce County experiences.

Do reflective metal roofs really save money on cooling in Washington?

Yes, even in a cool climate like University Place with 2,943 annual sunshine hours. energy-efficient Interlock colors have thermal emissivity of 0.84 and solar reflectance up to 0.55 (Aged Copper Penny), meaning they reflect heat that asphalt absorbs. That reflected heat reduces summer attic temperatures 15–30°F, cutting AC runtime and extending roof life by reducing thermal stress. In winter, any heat reflected is negligible because daylight is limited and heating is electric or gas. The Cool Roof Rating Council rating proves the benefit. Over 30+ years, the energy savings compound—especially if you ever install air conditioning.

What's the real warranty and how long will this roof actually last?

The Guardian Warranty is a lifetime limited, non-prorated material warranty for the original owner—it covers rusting, rotting, splitting, cracking, curling, and loss of impact resistance. If you sell, the next owner gets a one-time transfer covering 50 years from completion. That's not marketing language; it means Interlock stands behind the product for your entire ownership. In practice, aluminum doesn't rot or rust, and PVDF coatings last 30+ years in harsh climates. Installations from 1998 onward are still performing. One homeowner's roof is genuinely the last one they'll buy.

How much maintenance does a metal roof need?

Interlock requires virtually no maintenance beyond gutter cleaning. Asphalt shingles need moss removal every few years in wet climates like Pierce County (1,195 mm rain annually), wood shakes split and cup with 46 freeze-thaw cycles per year, and clay tiles crack and leak. Aluminum doesn't absorb water, so moss can't take root. The Alunar coating resists fading for 30 years per ASTM D4214/D2244, so you won't repaint. No caulking, no sealant reapplication, no granule loss. That's CALGreen-verified reduced maintenance. Over 30 years, you save thousands in labor compared to asphalt or wood.

Is metal roofing worth the upfront cost in the long run?

Absolutely, when you calculate the total cost over the roof's life. Asphalt lasts 15–20 years; you'll replace it 1.5–2 times before Interlock needs replacing (never). Factor in tear-off disposal, moss treatment, repair call-outs, and eventual replacement, and asphalt costs far more. Interlock costs more at installation, but the Guardian Warranty covers material for your ownership, gutters stay cleaner in rainy Pierce County, and energy savings start immediately. Current promotion: no payments and no interest until Spring 2027, or 10% off installation. Spread the cost over decades while asphalt burns money in near-term repairs.
