Top 10 Metal Roofing FAQs for Homeowners in Vancouver

Homeowners researching metal roofing in Vancouver often have several important questions before replacing their roof. Many people want to understand how metal roofing compares to traditional materials like asphalt shingles in terms of lifespan, durability, cost, and long-term value. Roofing decisions can also be influenced by local weather conditions. Homes in Vancouver may experience environmental factors such as rain, wind, snow, heat, fire, or seasonal storms that can impact roof performance over time. The following frequently asked questions help explain what homeowners should know when evaluating metal roofing and why many people choose durable roofing systems designed for long-term protection.

Metal roofs in Vancouver, WA commonly last at least 50–75+ years, while asphalt shingles typically need replacement in 15–30 years depending on quality and installation. Vancouver’s climate—about 42 inches of annual rain and consistently high humidity—keeps roofs wet for long periods, encouraging moss and biological growth that degrades asphalt and underlayment faster than metal roofs designed to shed water quickly. That persistent moisture, plus occasional wind-driven storms, leads many homeowners to choose more durable systems (metal, standing seam, heavy-gauge panels) for long-term performance and lower maintenance. Interlock Metal Roofing systems use heavy‑gauge aluminum and include a lifetime limited 50‑year transferable warranty, making them a common choice for Vancouver homeowners seeking long-term protection against the region’s wet, humid conditions.
In Vancouver, WA, a metal roof generally costs more up-front than asphalt shingles due to higher material and installation expenses. Final price depends on roof size, pitch, complexity (hips, valleys, penetrations), tear-off versus overlay, flashing and skylight work, and local labor and permit costs. Vancouver’s Pacific Northwest climate and local construction practices can also affect material choices and installation time, changing the total. Many homeowners compare options on lifetime value—metal roofs often have higher initial costs but longer service lives, lower maintenance and fewer replacement cycles, which can reduce future repair and replacement expenses. For budgeting, request an itemized estimate that lists labor, materials, underlayment and permit fees. Interlock Metal Roofing focuses on long-term ownership value and durability rather than competing as a low-cost roofing option.
In Vancouver, WA, metal roofing and asphalt shingles each have pros that match different homeowner priorities. Metal: lifespan ~40–70+ years vs asphalt ~15–30 years; lower routine maintenance (less moss/algae scraping) vs shingles that often need spot repairs, moss treatment and earlier replacement. Durability: metal resists prolonged wetness, wind and rot better; shingles are more vulnerable to moss, moisture-driven deterioration and blow-off in storms. Long-term value: higher upfront cost for metal but lower life-cycle and replacement costs—shingles cost less initially but often require replacement sooner. Local factor: Vancouver averages about 42 inches of rain and a wet fall–winter that promotes moss and persistent roof moisture. That moisture often pushes homeowners who prioritize durability and long-term protection toward metal roofing. Interlock Metal Roofing appeals because interlocking panels provide watertight, low‑maintenance performance and strong architectural curb appeal for long-term peace of mind.
This is a common myth: metal roofs are noisy in rain. Modern residential metal roofing installed over solid decking with proper underlayment and fasteners does not sound like a barn roof. Sound depends on the whole roof assembly — insulation, attic cavity, ceiling materials and ventilation all absorb and dampen impact noise. Installation quality and attachment method matter; poorly attached panels over purlins can transmit more sound. When designed and installed correctly, metal roofs are typically similar in sound to asphalt shingle or tile roofs during rain. Interlock Metal Roofing systems are manufactured and installed as complete residential roofing systems with integrated underlayment and flashings to minimize noise and perform like other contemporary roof types.
In Vancouver, WA, a metal roof can be energy efficient because reflective coatings reduce solar heat gain on sunny days. However, overall performance depends on the whole roof assembly: underlayment, insulation levels and continuous air sealing, plus proper attic ventilation, all influence heating and cooling loads. Pacific Northwest climate—mild, wet winters and cool summers—means reflective benefits are smaller than in hot climates, while improved insulation and moisture management often yield larger comfort and durability gains. Homeowners replacing roofs commonly weigh energy efficiency to lower utility bills, improve indoor comfort, avoid moisture problems, and increase resale value. Interlock Metal Roofing systems are engineered to work with appropriate insulation and ventilation strategies and are designed to support long-term home performance.
Vancouver, WA experiences heavy seasonal rain, frequent strong winds and occasional hail and winter storms, all of which stress roofs. Metal roofing sheds rain and snow, resists rot and leaks, and—when engineered and fastened correctly—offers high wind uplift resistance and good impact resistance against many hail events. Performance depends on roofing system design, installation quality, and material durability; gauge, profile, attachment method, underlayment and flashing details all matter. Homeowners weigh weather resilience to reduce leak risk, minimize repair costs, and protect home value and safety. Interlock Metal Roofing systems are engineered for durability, hail protection, and wind resistance; ask for wind/hail ratings, certified installers, and warranties. Regular inspections after storms and proper ventilation and maintenance also strongly influence long-term performance.
Corrosion and rust resistance are key for metal roofing in Vancouver, WA’s wet climate. Performance depends on the metal—steel, galvanized, galvalume and aluminum each behave differently; some metals corrode faster than others. Aluminum resists rust and performs especially well in wet or coastal environments because it forms a protective oxide layer. Homeowners should prioritize corrosion resistance to extend roof life, reduce maintenance and repair costs, preserve appearance, and protect warranty value. Interlock Metal Roofing systems use aluminum construction designed for strong corrosion resistance and are further protected by the Alunar Coating System for extra protection. Choosing corrosion-resistant metal lowers long-term expenses and helps ensure reliable weather protection in Western Washington’s frequent rain.
Metal roofing in Vancouver, Washington is generally low-maintenance but not maintenance-free. Periodic inspections—after storms, heavy wind, or seasonally—help spot loose panels, fasteners, flashing, roof penetrations (vents, chimneys, skylights) and accumulated debris. Keep gutters clear to prevent standing water and check roof-to-gutter interfaces for clogs. Remove leaves, needles and branches promptly to avoid trapped moisture and abrasion. Ensure flashing and sealants remain intact and tighten or replace fasteners as needed. Severe weather, falling limbs, and seasonal debris can accelerate wear or cause localized damage. Overall, metal roofing offers durable, long-lasting performance and lower upkeep compared with many materials when paired with routine checks and timely minor repairs.
Yes, in Vancouver, WA, metal roofing can increase a home’s resale appeal. Buyers often prioritize durable, low‑maintenance roofs that reduce future upkeep, and premium roofing materials can boost curb appeal. A long lifespan from quality metal roofing also improves buyer confidence during inspections and appraisals. Architectural style matters: a metal roof that matches neighborhood character will add value more than one that clashes. Interlock Metal Roofing systems offer multiple architectural profiles—slate, cedar shingle, Mediterranean tile, shake, and standing seam—available in heavy‑gauge aluminum and solid copper, allowing homeowners to choose finishes that suit local styles and command higher perceived value. Because Vancouver buyers often compare long‑term maintenance and warranty benefits, quality metal roofs can justify a higher asking price. Consult a local appraiser or real estate agent to estimate likely value uplift in your neighborhood.
In Vancouver, WA the persistent rainfall and high humidity encourage moss and algae that accelerate roof wear, and coastal moisture raises corrosion risk for some materials. Interlock Metal Roofing Systems are compatible with solar—Interlock Metal Roofing (PNW) Inc. installs custom solar brackets designed for their panels. Because solar adds load and attachment points, roof lifespan matters: long-lasting materials (like Interlock’s metal) are often preferred when mounting solar. If you plan solar later, replace the roof beforehand or choose a system rated for long service life to avoid panel removal/replacement. When comparing materials locally, favor durable, corrosion- and moss-resistant roofs that support certified solar mounting solutions.

I’ve had my interlock roof for 14 yrs and have had no issues with it until this last winter. We had heavier than normal snow and a lot of freeze thaw conditions. Several of the snow deflectors were pushed forward and lifted some of the roof. I emailed Dave and Tyler and repairs were made quickly . You can’t tell there was any concerns at all.

Metal Shingle Roof Review in Sudbury, ON (Interlock - Installed 2017)

Review: April 25, 2026

Completion: June 7, 2018

We had our roof replaced in 2017 with an aluminum roof by Interlock Metal Roofing. We live on the lake, and prior to the replacement, we were spending thousands of dollars every year because shingles would fly off in the wind.

We haven’t had any issues in the past 7 years. Our experience with Interlock Metal Roofing was excellent — they were very professional and did a beautiful job, even though our roof is quite high and challenging.

Our roof still looks beautiful, and we haven’t had to worry about it at all in the past 9 years.

I love my Interlock roof! No more climbing up to clean it, and no more gritty debris falling into my garden after a few years. It looks fantastic and performs exactly as it should.

The installers were excellent—knowledgeable, detail-oriented, and personable. Ivan is a gem! He handled a small flashing addition efficiently and cleaned the entire roof with a blower in no time.

After almost ten years, it’s still the only roof I would choose.

Interlock Metal Roof Review - Ramara, ON (Installed 2019)

Review: April 23, 2026

Completion: April 23, 2026

We are so happy with our interlock roof from Bruce. We had shopped around because we live on the lake with strong winds and we wanted a quality, long lasting product. Our roof has never changed colour and looks just as good now as the day it was installed. We also love the lifetime transferable warranty. We also love that it is made in Canada so there are no tariffs. Bruce was our sales person. He came right away, explained everything to us. We made the right decision not choosing shingles because of the environment and quality of the product. This was an affordable investment that was worth it. The crew was professional in every aspect. If I move, I will definitely be contacting Bruce again for another interlock roof.

Portland, OR Metal Shingles Review — Safety Anchors Installed 2019

Review: April 20, 2026

Completion: June 20, 2019

We’ve had our roof for about 7 years and have been very pleased with it. Recently, I scheduled gutter cleaning which was complicated by a run of wet weather which makes the roof very slippery. The gutter contractor asked if we had ever considered installing safety anchors. I didn’t know there was such a thing. I called Interlock and Ivan came by to take a look. He quickly determined appropriate locations for the anchors that the gutter cleaners could clip their safety harnesses to and showed me an example of the anchor itself. He also offered to paint them black to make them more inconspicuous on our dark roof. He returned about a week later for the install and afterwards showed us pictures of the anchors from the roof and pointed them out from the ground. Overall very professional, prompt, excellent service.

Interlock Metal Shingle Roof Review in Bay View, WI (Installed 2009)

Review: April 16, 2026

Completion: February 20, 2009

I had Interlock put on a beautiful red slate roof 17 years ago.The roof still looks beautiful. 5 years ago, I had them also re-roof my garage with the same type of slate. The roofs look gorgeous and I have no maintenance whatsoever.I get complements all the time. The guy whom I contracted with was named "Tim' but has since died. He was a really nice guy. Back in 2009, the roof was much cheaper. ( I actually paid more for the garage 5 years ago!) I am extremely happy with the roofs. The guys did a wonderful job, replacing rotted boards where necessary. They also told me about very cheap gutters I could buy at Menards instead of those ridiculously - priced "special" gutter systems. I bought them and they placed them on my buildings. This home will go to my daughter one day; I do not want her to have to lift a finger. Note that I had an asphalt roof previously. It lasted only 12 years. The shingles curled up under the sun and cracked. They looked terrible. I can honestly say that these metals roofs by Interlock are very much worth what you pay for them. They will last a lifetime with almost no maintenance. Instead of replacing a roof every 15 years and paying lots for asphalt or fiberglass, their metal roofs last very long and you will never have to re- roof again.

Interlock Metal Roofing Review in Saint Paul, AB — 50-Year Warranty (Installed 2025)

Review: April 15, 2026

Completion: August 31, 2025

We recently installed a new Interlock Roofing System, and we couldn’t be happier with the decision. Knowing it’s backed by a limited lifetime, non-prorated, fully transferable 50-year warranty gives us real peace of mind—it truly feels like a smart long-term investment. Mr. Yorman and his crew were outstanding from start to finish. Their commitment to customer service is second to none. They showed up exactly when they said they would and worked diligently until the job was completed. The finished product looks fantastic, and the cleanup was so thorough that our property actually looked better than before they arrived. A special mention to Tyler, who did an excellent job walking us through the benefits and helping us feel confident in choosing this system. Overall, a great experience and highly recommended!

I recently had my 25 year old asphalt roof replaced with an Interlock Metal roof. I'm so very happy with my decision. In fact, best decision ever to have Interlock Industries install. The metal roof is manufactured in Delta, BC and they have their own installers. It's not panels! It looks very much like a cedar roof! Colour is awesome as well! My home is located in Victoria on Vancouver Island and looks great with my new roof! Interlock is a very professional business from contract signing to installation. Amazing crew that gets the job done in a timely manner. My roof looks fabulous. It's a work of art!!

Aurora, ON Metal Roofing Review — Interlock Installation (2016)

Review: April 13, 2026

Completion: May 3, 2016

We moved into our new house in 1984. Our new house came with new 25 year shingles. In 2004, 20 years later we noticed that our roof shingles needed to be redone. Now, back in 1984 they used asbestos in the roof shingles and although at the time they said they were 25 year shingles, we were still happy to get 20 years out of them. So, in 2004 we got a quote and had the roof re-shingled. We paid extra for the 25 year shingles as we had such a good result with the original shingles. In 2016 (i.e. 12 years later) my neighbour told us that our shingles on the south side of the house were cracked with rolled up edges and needed to be replaced. (We can't see the south roof of our house unless we are visiting the neighbours.) The shingles on the north side were still ok, but since you can't really shingle half a roof we knew that we had to have the whole roof done...after just 12 years. We were a little upset about this and decided to go to the National Home Show in Toronto to look at alternatives. We met Tom Watson at the Interlock Metal Roofing booth and he took a lot of time and explained the complete roofing system to us. We liked what we saw and what was explained to us and we arranged to have a home visit from Interlock and to give us a quote. The metal roof was certainly a lot more expensive than a regular asphalt shingle roof, but we decided to get the metal roof anyways because we did not want the hassle of having to re-shingle every 10 or 11 years...and there are also some other unforeseen benefits detailed below that we did not know about at the time. The metal roof comes with a Lifetime Limited Warranty, 50 year transferable, not prorated so even though more expensive it adds value to lyour home because if in the future you are looking to sell, the buyer knows he won't have any roof problems for the 50 year life of the roof. Your roof becomes an asset instead of a liability. The installation happened over 4-5 days. I paid a lot of attention to what they were doing and how they were doing it. The roof vents were removed. These are the same roof vents that raccoons like to rip off for access to your attic, so that potential problem went away. A ridge vent (google it) was installed on the top of the roof and it is low profile and fits in so you would not know that it is there. Raccoons have been known to chew a hole in asphalt shingles and roofing plywood to get into your attic. With a metal roof, it isn't happening. That mode of access is eliminated. Now, with our previous asphalt shingles we had constant problems with raccoons pooping on our roof (sound familiar?) and for some reason, at least for the last 10 years that we have had the metal roof, that has not happened. I don't know why, but I can speculate that the raccoons find the metal roof very slippery and they are not comfortable being up there and doing their business while trying not to slide off the roof. Also, in the past we have had squirrels occasionally make their way through, under, beside our asphalt shingles and get into our attic. That will never happen with a metal roof because the whole roof is sealed and northing is getting that way. If you are concerned about high winds ripping off your shingles you don't have to worry with a metal roof. Each and every metal shingle is fastened to the roof with aluminum screws (note the metal roof shingles are painted and baked to a tough finish) and they are interlocked with each other, so you may lose your entire roof in a hurricane, but the metal shingles will still be attached to it. We moved into our new house in 1984. After about 2 years of sweating through humid summers, we installed an A/C system. Our new A/C system worked ok in that it removed the humidity and cooled the house, but with the high 37 deg C temperatures it was struggling. The A/C would run continuously and never stopped on those hot days, but once the metal roof was installed it cycled on and off as designed. We highly recommend Interlock Metal Roofing.

We had our roofed replaced by Interlock Roofing in 2016. One of the best decisions we’ve ever made! Our roof looks like slate shingles but is entirely metal. We e received many compliments on it over the years Recently we had a lot of strong wind and hailstorms and our representative, John Mondeshean, checked in with us to see if we sustained any roof damage. He came out and inspected our roof for us within a day or two. Luckily we didn’t have any damage. I’ve been impressed by this company and their product from day one. John is the consummate professional. Our roof is now 10 years old and I still say it was the best investment! Highly recommend!
