Top 10 Metal Roofing FAQs for Homeowners in Olympia

Homeowners researching metal roofing in Olympia often have several important questions before replacing their roof. Many people want to understand how metal roofing compares to traditional materials like asphalt shingles in terms of lifespan, durability, cost, and long-term value. Roofing decisions can also be influenced by local weather conditions. Homes in Olympia may experience environmental factors such as rain, wind, snow, heat, fire, or seasonal storms that can impact roof performance over time. The following frequently asked questions help explain what homeowners should know when evaluating metal roofing and why many people choose durable roofing systems designed for long-term protection.

Metal roofs commonly last at least 50–75+ years, while asphalt shingles typically last 15–30 years depending on quality and maintenance. Olympia’s marine climate—with cool, mild winters and frequent cloudiness—means long, wet seasons that accelerate asphalt wear and promote moss/algae where moisture lingers. The area averages about 50 inches of precipitation annually, so persistent rainfall and coastal moisture are the two local factors that most affect roof longevity. Metal roofing resists moisture, sheds rain quickly, deters moss growth, and holds up better in Olympia’s humid conditions—reasons homeowners choose more durable systems despite higher upfront cost. Interlock Metal Roofing systems use heavy-gauge aluminum and include a lifetime limited 50-year transferable warranty designed for long-term protection.
Metal roofs in Olympia typically cost more up front than asphalt shingles, but final price varies widely with roof size, slope, complexity (ridges, valleys, skylights), tear‑off and disposal, flashing, and local labor rates. Olympia’s marine climate—wet, mild winters and roughly 50 inches of annual precipitation—means persistent roof moisture and frequent moss growth, which can shorten the life of some materials and raise installation and flashing requirements. Local factors like coastal moisture, high humidity, and occasional wind storms also influence material choice and contractor practices. Many homeowners in Olympia compare options by lifetime value—metal’s higher initial cost often offsets future repairs, leak prevention, and earlier replacement. Durable metal systems can reduce long‑term maintenance and replacement costs. Interlock Metal Roofing emphasizes long‑term ownership value rather than competing as a low‑cost option.
Short answer: metal roofing can be worth it in Olympia, depending on priorities. Lifespan: metal roofs typically last 40–70 years vs asphalt shingles 15–30 years. Maintenance: metal needs less upkeep (occasional inspections, fastener checks); shingles require more frequent moss/algae cleaning and periodic replacement. Durability: metal resists rot, shedding heavy rain and wind better; shingles can degrade faster in persistent wet, shaded conditions. Long-term value: higher upfront cost for metal is often offset by longer service life, fewer replacements and potential energy savings; asphalt is cheaper initially but may cost more over decades. Local factors — heavy annual rainfall (~50 in.) and a marine, humid climate that encourages moss and algae growth — accelerate shingle wear and maintenance needs, pushing some homeowners toward metal roofing. Homeowners who prioritize durability and long-term protection often choose metal. Interlock Metal Roofing systems appeal because their interlocking panels reduce leaks, shed moisture and moss, and offer lasting performance plus architectural curb appeal.
This is a common myth: modern residential metal roofs installed over solid decking don’t sound like barn roofs. In Olympia’s wet, mild winters with high annual rainfall and persistent humidity—conditions that encourage moss—roof assemblies and moisture management matter for longevity and acoustics. Insulation, attic airspace and the full roof assembly (underlayment, deck, insulation) greatly reduce raindrop sound; installation quality and fastening/flashings also affect perceived noise. Properly installed residential metal roofs are typically similar in sound to asphalt or tile. Interlock Metal Roofing systems are installed as complete residential roofing systems designed to perform in these local conditions. As a homeowner, compare assemblies and installers, not just material.
Yes — a metal roof can be energy efficient in Olympia. Metal roofing reflects sunlight, lowering attic heat gain in summer; painted or cool-metal finishes improve that effect. However, Olympia’s maritime climate with high rainfall, coastal moisture and persistent humidity that encourage moss growth affects how roofs perform and should be managed with proper flashing and drainage. Roof assembly, continuous insulation, and ventilation control heat flow and condensation more than surface alone, so proper underlayment and attic ventilation are essential. Because Olympia has mild winters and generally low snow loads, cooling benefits matter more than snow-reflective performance for most homeowners. Homeowners researching replacement consider energy efficiency to lower bills, improve comfort, and extend roof life. Interlock Metal Roofing systems are designed to support long-term home performance.
Olympia’s marine climate brings frequent coastal moisture and about 50 inches of annual precipitation, so roofs face long wet seasons and high humidity that encourage moss and algae on shaded surfaces. How metal roofing performs: properly specified metal sheds heavy rain, resists moisture-related rot, and—when built with appropriate gauge, fasteners, and interlocking profiles—offers strong wind and hail resistance in Pacific Northwest storms. Performance depends on roofing system design, installation quality, and material durability; poor installation or thin panels reduce resilience. Homeowners weigh weather resilience to limit leaks, maintenance (moss growth), and storm damage. Interlock Metal Roofing systems are engineered for durability, hail protection, and wind resistance, making them a strong option for Olympia’s wet, mild-climate conditions.
Q: Are metal roofs resistant to corrosion in Olympia, WA? A: Olympia’s wet, marine climate—about 50 inches of annual precipitation and frequent coastal moisture—increases corrosion risk and encourages moss growth. Metal roofing performance depends on the metal: some steels can corrode in persistent moisture or salty air, while aluminum and properly coated metals resist rust much better. Aluminum performs particularly well in wet/coastal environments because of its natural oxide barrier. Homeowners should prioritize corrosion resistance to lower maintenance, staining, and premature failure; choosing coated metals and roof designs with good drainage, proper flashing, and periodic cleaning further extends service life. Interlock Metal Roofing systems use aluminum construction engineered for strong corrosion resistance and are protected by the Alunar Coating System for extra protection.
Metal roofs are a durable, low‑maintenance choice for Olympia homeowners, but not maintenance‑free. Olympia averages about 50 inches of precipitation annually, and its marine climate brings persistent moisture—conditions that can encourage moss, debris, and gutter buildup. Inspect your metal roof periodically—after heavy storms and seasonally—to remove leaves/needles, clear gutters, and check flashing, sealants, fasteners, and pipe/vent penetrations. Wind, coastal moisture, and seasonal debris are the main local threats; prompt clearing and minor repairs prevent corrosion, water intrusion, and flashing failures. Overall, metal roofing remains one of the most durable, low‑maintenance options for Olympia when combined with simple, regular inspections.
Yes — in Olympia a metal roof can increase home value. Buyers value durable, low‑maintenance roofs that resist the region’s heavy rain and year‑round humidity, which promotes moss and organic growth. Premium metal roofing improves curb appeal and can command higher offers when the style suits the neighborhood; architectural compatibility matters. The long lifespan and weather resistance of metal roofs—less frequent replacements and better protection in wet, marine conditions—boost buyer confidence. Because Olympia has mild winters with little snowfall, metal’s moisture resistance and minimal maintenance matter more than snow‑load performance. Interlock Metal Roofing systems offer slate, cedar shingle, Mediterranean tile, shake and standing‑seam profiles in heavy‑gauge aluminum and solid copper to match local architectural styles and maximize resale appeal.
Yes — Interlock Metal Roofing Systems can accept solar arrays when Interlock Metal Roofing (PNW) Inc installs custom solar brackets. In Olympia’s marine climate with nearly 50 in. annual precipitation and persistent coastal moisture that encourages moss growth, long‑lasting roofing materials are preferred to avoid early panel removal and re‑mounting for repairs or replacement. Roof lifespan affects solar economics, warranties and attachment longevity, so homeowners should plan future solar when replacing a roof. Interlock systems are solar‑compatible and designed to support solar mounting solutions, making them a strong choice compared with shorter‑lived materials in this wet, moss‑prone environment.

Metal Shingle Roof Review in Sudbury, ON (Interlock - Installed 2017)

Review: April 25, 2026

Completion: June 7, 2018

We had our roof replaced in 2017 with an aluminum roof by Interlock Metal Roofing. We live on the lake, and prior to the replacement, we were spending thousands of dollars every year because shingles would fly off in the wind.

We haven’t had any issues in the past 7 years. Our experience with Interlock Metal Roofing was excellent — they were very professional and did a beautiful job, even though our roof is quite high and challenging.

Our roof still looks beautiful, and we haven’t had to worry about it at all in the past 9 years.

Corvallis, OR Metal Shingle Roof Review — Interlock (Installed 2017)

Review: April 24, 2026

Completion: November 9, 2017

I love my Interlock roof! No more climbing up to clean it, and no more gritty debris falling into my garden after a few years. It looks fantastic and performs exactly as it should.

The installers were excellent—knowledgeable, detail-oriented, and personable. Ivan is a gem! He handled a small flashing addition efficiently and cleaned the entire roof with a blower in no time.

After almost ten years, it’s still the only roof I would choose.

I recently had my 25 year old asphalt roof replaced with an Interlock Metal roof. I'm so very happy with my decision. In fact, best decision ever to have Interlock Industries install. The metal roof is manufactured in Delta, BC and they have their own installers. It's not panels! It looks very much like a cedar roof! Colour is awesome as well! My home is located in Victoria on Vancouver Island and looks great with my new roof! Interlock is a very professional business from contract signing to installation. Amazing crew that gets the job done in a timely manner. My roof looks fabulous. It's a work of art!!

Metal Shingle Roof Review in New Bedford, MA — Interlock (Installed 2005)

Review: March 10, 2026

Completion: February 5, 2005

We had our whole house done by Interlock in 2005, we've only had one issue (wind damage) and they came out the next day to repair the damage. At the time we left a small overhang undone with plans of removing it, however our plans changed and the roof had deteriorated with the passing of time. I called and they were very receptive to coming out to inspect and then replace. The work was done quickly, on time and to my complete satisfaction. I highly recommend Interlock, you wont be sorry!

Interlock Metal Roofing Review — Kitchener, ON (Installed 2011)

Review: January 29, 2026

Completion: July 8, 2011

We had our Interlock Metal Roof installed in 2011 and recently experienced some damage to the flashing. I called and spoke with Cheri, the Office and Service Department Administrator, who promptly scheduled Brad to assess the issue at the next available time. Despite one of the coldest winter days, Brad repaired the flashing efficiently and at no charge. I may be biased, but every time I pull into our driveway, I truly believe we have the best roof on our street. I would highly recommend Interlock Metal Roofing (Ontario) Ltd.

Beaverton, OR Aluminum Shingles Repair Review — Gutter Pulled Corner Flashing, Fast Response

Review: January 20, 2026

Completion: August 10, 2001

Fast response and excellent work. The technician drop by within couple of days, found the cause, and provided quote. The price was reasonable for the work scope. They were able to secure the work slot as soon as the raining season was over and kept me informed on the schedule. In addition, they inspected remaining roof as well. Note: the leak was due to gutter pulling the corner flashing. The 10+ year Interlock roof tile remained good.

Toronto, ON Metal Roof Review: Excellent Service & Solar Vent (2023)

Review: December 17, 2025

Completion: November 29, 2023

Had a metal roof installed a couple of years ago and love it. Had some issues lately and Ken (service technician and great guy) came to see the problem. He checked the roof and found no issues there. He then asked if he could go into the attic to have a look. When in the attic he noticed a few things including some missing insulation over the area that was having the issue. He re-spread the insulation and did a few other things as well which he thinks may resolve the problem. They also suggested adding a solar vent to move more air in the attic and came the next day to install it. Hopefully the problem is now resolved and I know that the roof is secure and also know that should I need more service they will promptly return. If considering a metal roof, contract these good folks!

Oakville, ON Metal Shingle Roof Review — Interlock Aluminum PVDF (2024)

Review: December 16, 2025

Completion: September 11, 2024

I have a new roof installed by Interlock and very pleased with the professionalism and aesthetics. My builder roof lasted 12 years and I needed something more durable. I spent months talking to steel roof installers and the thing that bothered me most, is whether the company will be around long enough to support warranty issues. The coatings were also prone to fading and I was looking for a worry free product.

My research led me to select aluminum roofing with PVDF coating for durability and resistance to Color fade. The lifetime transferable warranty and fact that Interlock has been in business for over 40 years led me to contact the company.

Interlock staff are courteous and Bruce gave a very fair price with a no pressure quote. My roof has some features that could affect aesthetics and Bruce arranged for special considerations at those locations. The installers were very courteous, and took the time necessary to do a great installation. They respected my views as a home owner and provided regular updates on progress and solutions. The installers cleaned up debris at the end of each day and coordinated with my neighbours to minimize impact from the roofing job. When rain was in the forecast the crew worked tirelessly to complete roofing sections that would be vulnerable to rainfall.

Overall I am pleased with everyone’s efforts and now hope the roof will be durable for many years.

Codys NB Metal Shingles Review — Leak-Free, Repair-Friendly Roof Install

Review: December 4, 2025

Completion: December 8, 2025

These wonderful folks managed to fit my new roof installation in right at the end of the year on a short timeline so that I could get solar panels installed as well. The team on site were friendly, professional, and clearly took a lot of pride in their work. The new roof looks great (and no longer leaks!). The metal shingles give me a lot more peace of mind, especially since they don't require removing an entire metal sheet to repair
