Interlock® Aluminum Roofing — all-climates performance specs for Emerald Estates, British Columbia
| Spec / Rating | Climate / Risk Factor + What It Solves |
|---|---|
| Wind resistance: 120+ mph (193+ kph) | Extreme wind, hurricanes, storm uplift: full interlocking attachment helps prevent blow-offs, edge lifting, and panel loss in high-gust events. |
| Fire rating: Class A (with proper assembly) | Wildfire, embers, radiant heat, chimney sparks: non-combustible roof assembly provides the highest residential fire protection rating. |
| Hail resistance: UL 2218 Class 4 | Hail and impact debris: highest impact classification; resists cracking, splitting, and surface loss common with asphalt under hail strikes. |
| Snow & ice performance: interlocking, shedding profile | Heavy snow, freeze-thaw, ice dams: smooth aluminum sheds snow efficiently and the interlocking design helps block water intrusion when melt-refreeze cycles occur. (Final snow-load capacity depends on roof structure and local code.) |
| Corrosion resistance: aluminum (won’t rust) | Salt air, coastal humidity, wet climates: aluminum naturally resists rust and corrosion, reducing long-term failure risk in marine or high-moisture environments. |
| Heat / UV durability: baked-on coating system | High heat, intense sun, thermal cycling: coatings resist UV breakdown and temperature-swing fatigue, slowing fading and surface degradation. |
| Moss / algae resistance: smooth coated surface | Wet shade, organic growth: low-porosity metal surface gives moss/algae less to grip, reducing staining and maintenance. |
| Material: heavy-gauge aluminum roof profiles (Slate / Shake / Shingle / Tile / Standing Seam) | All-season structural stability: lightweight, dent-resistant metal system stays stable through large hot-cold swings and severe weather. |
| Expected lifespan: 50+ years | Long-term durability across climates: avoids re-roof cycles typical of shorter-life materials, even in high-stress environments. |
| Warranty: Lifetime-Limited, non-prorated + 50-year transferable | Lifetime protection + resale value: guarantees long-term material confidence and transfers to future owners. |

What our customers are saying:
A more Careful clean up-broke 2 costly brooms , run over hndle left in parking area.
There were a number of factors to consider- quality of work very good - meeting time commitments not good - availability of staff a key item leaving us with four month between delivery of the shingles and completion - we would recommend the product. but would warn friends about the delay and some missed commitments Crew scheduling No
To Whom It May Concern: On November 15-19th, your Lifetime Roofing System was installed of which we are very pleased with. Nick and Dave, the two men who installed our roof, we found them to be very courteous and hard working, polite and ready and willing to answer any questions or concerns we may have had. We would also like to praise them for their diligence, arriving before 8:00am., working untl well after dark each evening. We feel that Nick and Dave are a very valuable asset to your company, and would highly recommend them to anyone for their workmanship.
I am sure they have top notch quality, but compared to other companies they are expensive.
From the time I made the decision, to select Interlock as the successful roofing company, I have been extremely satisfied. The customer service has need excellent, regardless of whether it was administration, schedulers or the sale representative. The 4-5 man crew worked hard and long hours, under very hot conditions. Under the supervision of Antonio, a man with extensive experience and thoroughness, the project advanced quickly. One thing that demonstrated this was the focus on keeping the site clean and free of materials and nails and fasteners. Upon completion, my neighbours were echoing my own observation; if a roof could be beautiful, this one met that standard. People walking the public trail, have stopped to take pictures, and ask questions. 👍👍👍👍👍👍👍👍
Very happy with the end product result and installation. I did have some minor concerns that were dealt with quickly and affectively. Thank you
Interlock Roofing could improve on their communication regarding the completion of the project. It took far too long.
They could use a quality crew who doesn't steal, and is punctual everyday.
Our son, who builds high end homes on Vancouver Island, had seen Interlock roofs in the course of his work and recommended that we look into this company when the time came to replace our aging roof. We were impressed with the immediate response we got from the company when contacted and the speed with which the project came to life. The reps who visited our home showed us all of the various colours and styles available, explained the installation process, and were very personable as well as totally professional. Installation took place just before Christmas which is not usually considered roofing weather, but since the old roof remained in place work moved along at a good pace and our hard working team was done in just over three days. Absolutely no mess was created. Now we are the envy of the neighbourhood and we never have to think about roofing again. When we do have to sell (and we hope this is a long ways down life’s road) the transferable " data-wpil-keyword-link="linked">warranty will certainly be working for us. Thanks, Interlock! Here are the before and after. Fabulous, no? We still can’t look directly at it. Sooooo beautiful!

Metal Roofing FAQs for Homeowners in Emerald Estates
The following metal roofing FAQs are designed specifically for homeowners in Emerald Estates, British Columbia. Whether you are building a new home or replacing an existing roof, understanding how roofing materials perform in local weather conditions is essential. From wind and storm protection to fire resistance, hail impact, snow loads, and coastal moisture exposure, Interlock’s Lifetime Aluminum Roofing System is engineered to provide long-term durability, energy efficiency, and peace of mind in Emerald Estates.
How does a metal roof handle heavy snow and ice in Emerald Estates winters?
Metal roofs shed snow and ice more effectively than asphalt because their smooth, hard surface prevents adhesion and allows snow to slide safely with proper snow guards installed. Emerald Estates receives about 57 cm of snow annually and experiences roughly 24 freeze-thaw cycles per year—conditions that crack and cup asphalt shingles. Aluminum's four-way interlocking design (ESR-1790 rated) eliminates gaps where ice dams form. The panels remain dimensionally stable through temperature swings because aluminum expands and contracts uniformly without the splitting that degrades wood or ceramic tile.
Can a metal roof rust in the wet, coastal climate around Emerald Estates?
No. Interlock roofing uses roofing-grade 3105-H24 and 3003-H24 aluminum alloy, which contains no iron and therefore cannot rust—not today, not in 20 years. Aluminum's oxide layer self-heals when scratched, actively protecting the metal underneath. The Alunar 70% PVDF fluorocarbon finish is applied to both sides of every panel, giving you 30 years of chalking and fading protection even in salt-air environments where steel corrodes within years. With 1453 mm of annual rainfall, corrosion resistance isn't a luxury here—it's essential.
Will a metal roof leak in Emerald Estates' heavy rain?
No. The four-way interlocking panel design creates a mechanical seal that water cannot penetrate; rain runs downslope into the gutters rather than pooling. Emerald Estates averages 1453 mm of rainfall per year—significantly above the national mean—so leak resistance is proven here in real conditions. Installation over solid deck with underlayment (typically installed over your existing roof) mirrors asphalt's tested performance, but without the degradation that rain causes to organic shingles. Proper flashing at valleys, penetrations, and edges, installed to ESR-1790 specs, makes leaks extraordinarily rare.
Do I need to reinforce my home's structure for a metal roof?
No reinforcement needed. Interlock's Slate profile installs at just 0.41 lb/sq ft, Shake at 0.58, and Mediterranean Tile at 0.59—about 96% lighter than concrete or clay tile. Most homes can support this load on existing framing. Because the metal roof is so light, it installs directly over most existing asphalt roofs, saving thousands in tear-off labor and avoiding the structural engineer consultations required for traditional tile. This lightweight design also means your home experiences less stress during Emerald Estates' gusts, which can reach 98 km/h.
Can a metal roof withstand the wind gusts in Emerald Estates?
Yes, without exception. Interlock panels are warranted to resist wind speeds up to 120 mph (193 km/h) when installed to specification—well above Emerald Estates' typical gusts of 98 km/h. The four-way interlocking design creates a unified system that distributes wind load across all panels rather than stressing individual fasteners. This mechanical lock-down (verified under ICC-ES ESR-1790) means no panel lifts, separates, or tears, even during the occasional severe wind event in your region. Steel fastener corrosion, which weakens conventional roofs over time, never occurs here because aluminum never rusts.
Does a metal roof help reduce cooling costs in this climate?
Metal roofing reduces cooling costs by reflecting heat that asphalt absorbs and re-radiates into your attic. Select Interlock colors are energy-efficient with thermal emissivity of 0.84 and solar reflectance up to 0.55 (Aged Copper Penny), meaning they bounce more of the sun's energy away from your home. Over Emerald Estates' 2980 annual sunshine hours, this reflectivity compounds—every clear day reduces HVAC load. Cool Roof Rating Council certification confirms measurable temperature reduction compared to dark asphalt. The effect is modest in your moderate climate but real, lowering utility bills while reducing the urban heat-island effect across the region.
What warranty does Interlock offer, and how long will the roof actually last?
Interlock backs every roof with The Guardian—a lifetime limited, non-prorated material warranty for the original owner covering rusting, rotting, splitting, cracking, curling, and loss of impact resistance. This means no gradual loss of coverage as years pass; you're protected the same way in year 1 and year 40. If you sell your home, the warranty transfers once, giving the next owner 50 additional years of protection. Because aluminum never rusts and the PVDF coating lasts 30 years, realistic service life extends 50–60+ years. For Emerald Estates homeowners, this is the last roof you'll install, ending the expensive asphalt replacement cycle every 15–20 years.
How much maintenance does a metal roof require compared to asphalt or tile?
Metal roofs require minimal maintenance—typically just annual gutter cleaning and a debris sweep, far less than asphalt or traditional tile. Asphalt shingles degrade under Emerald Estates' 1453 mm of rain and 24 freeze-thaw cycles, requiring frequent repairs and total replacement within 15–20 years. Wood shakes split and rot in moisture and need expensive repairs. Ceramic tile cracks during the region's freeze-thaw stress. Interlock aluminum resists all these failure modes: the coating doesn't degrade, aluminum doesn't rot or corrode, and the solid structure doesn't fracture from temperature swings. CALGreen verification confirms reduced maintenance burden, translating to lower long-term ownership cost.
Is metal roofing worth the upfront cost over the life of the roof?
Yes. When calculated across the full lifespan—not just year one—metal roofing costs significantly less. Asphalt requires replacement every 15–20 years; over 50 years, you'll install it three times, paying full labor and disposal fees each cycle. Metal roofing installs once and lasts 50+ years with no replacement. Current promotion offers interest-free payments for 3 months and saves at least $2,499 on installation, improving the financial case further. Because the roof is so light, you typically avoid expensive structural reinforcement and often install over existing roof, eliminating tearoff costs. The Guardian's transferable warranty protects resale value, and energy savings accumulate over decades in your moderate-sunshine climate.
Is a metal roof safe in the event of a wildfire or house fire?
Yes. Aluminum is non-combustible and does not support flame spread. Interlock offers Class A fire classification (the highest available), meeting or exceeding all building codes including IBC and IRC (verified under ICC-ES ESR-1790, reissued 2025). This rating applies whether embers from nearby wildfires land on your roof or a fire originates at your home—the roof will not ignite, burn, or accelerate flame spread to the rest of the structure. In regions prone to wildfire, insurers often offer premium discounts for Class A roofs. While Emerald Estates' coastal location presents lower wildfire risk than interior BC, non-combustible roofing protects against all fire sources and qualifies as a permanent asset in your home's safety profile.
Is a metal roof a good choice for Emerald Estates’s climate?
Yes. Emerald Estates averages about 57 cm of snow, 1453 mm of rain, roughly 24 freeze–thaw days a year, with peak wind gusts near 98 km/h. Interlock® aluminum roofing is wind-rated to 193+ km/h (120 mph), UL 2218 Class 4 impact-rated and Class A fire-rated, and its four-way interlocking panels shed snow and resist ice dams and freeze–thaw cracking — all backed by a lifetime limited, transferable warranty.
