To a person everybody in sales (Ross specifically) at Interlock Roofing was knowledgeable and professional. When we were evaluating our roofing alternatives, they took the time and energy to answer our many questions. Obviously, there are less expensive alternatives, and they did a good job explaining the differences between the various roofing and metal roofing options. Patrick and May were great at setting our expectations prior to installation. On the installation side I had a list of items for review prior to work being done. Tony the manager and Poval (sp) his crew lead made sure each of those items were addressed to our satisfaction. We have had the new roof for only 6 days and the roof looks amazing and our house looks much better. [modula id="139676"]

We were extremely satisfied with the result of the installation of the roof. The process was smooth, and the quality of the product is very good. The communication after the signing of the contract could be better. I was extremely happy with the installation, and the product is supreme.

Review: May 10, 2025 Completion: April 28, 2025

It’s such a relief to have a beautiful, reliable roof over our house now. Patrick, Tony, and the installation crew had their work cut out for them with our 1911 Craftsman’s steep roofs, several bump-outs, and other added details. We’re also nestled pretty tightly in between three other houses, so access points were somewhat limited. But they rose to the challenge admirably. Tearing off the old composite shingle took the better part of one day, but they managed to get new underlayment installed everywhere by the end of it. Unsurprisingly, they found some water damage along the way as well, so they had to replace a few boards, which set them back a little. But all in all, they finished within the week and we’re so pleased with the result. It rained hard the day after and all the old leaks we had stayed nice and dry. Our neighbors complimented us on the new roof as well.

Review: September 15, 2023 Completion: July 27, 2023

The roofing installers did not initially integrate the ice & water shield membrane correctly with the drip edge. I had another roofer prepare the roof deck and put high temp ice & water shield over my whole roof deck ahead of time - a requirement because of my solar panels (and also I think it's a good idea anyway). The ice & water shield wrapped over the edge where the metal fascia was to be installed later. The Interlock installers put the drip edge/starter metal pieces on the edge over the ice & water shield, but they did not put the required strip of additional ice & water shield over the top edge of the starter metal. That is necessary to make sure any water flowing on the surface of the ice & water shield flows over the starter metal and over the drip edge into the gutter rather than under the drip edge and under the fascia. I noticed this after they had already finished two sides, and made sure they did it correctly on the remaining sides of the roof (I had to go to the supplier and get extra ice & water shield for them to use), but it was already too late to correct it on what they'd already done (they would have had to disassemble too much). Of course one would hope no water would ever get to the surface of the ice & water shield, but if we were 100% sure it wouldn't, there'd be no reason for the ice & water shield at all. So, if it's worth it to have ice & water shield, it's worth doing it right.

We are extremely happy with our new Interlock standing seam roof. The appearance is great, the heat absorbtion is noticeably lower than our old asphaltic shigle roof, and we won't have to worry about our roof for another 50 years! Better communication about the delays.

Metal Roofing FAQs for Homeowners in Beaux Arts Village

The following metal roofing FAQs are designed specifically for homeowners in Beaux Arts Village, Washington. Whether you are building a new home or replacing an existing roof, understanding how roofing materials perform in local weather conditions is essential. From wind and storm protection to fire resistance, hail impact, snow loads, and coastal moisture exposure, Interlock’s Lifetime Aluminum Roofing System is engineered to provide long-term durability, energy efficiency, and peace of mind in Beaux Arts Village.

Will a metal roof handle heavy snow and ice buildup in the Beaux Arts Village winters?

Yes — Interlock's four-way interlocking aluminum panels are engineered to manage snow loads safely, and the smooth, hard surface actually sheds snow and ice more efficiently than asphalt. With about 120 cm of snow annually and roughly 58 freeze-thaw cycles per year in your area, this matters: as temperatures fluctuate between freezing and thaw, metal's strength and flexibility prevent the cracking and curling that wood and asphalt experience. The panels' low weight (the Slate profile is just 0.41 lb/sq ft) means no structural reinforcement is needed, even when snow accumulates. Optional snow guards are available if you want to control snow slide direction near walkways or property lines.

Does a metal roof really stay dry with 1700+ mm of rain every year here?

Absolutely — Interlock's four-way interlocking design creates overlapping seams that channel water downward and outward; water cannot flow backward into the seams. Your region receives about 1761 mm of rain annually, and that constant moisture is exactly why aluminum's non-rusting properties matter so much. The panels are installed over a solid deck with underlayment (just like asphalt), making the finished roof acoustically quiet and watertight. The ICC-ES evaluation report ESR-1790 confirms the assembly meets IBC/IRC code standards for water shedding. Homeowners report zero leaks when installed to specification by certified crews like ours, even through the PNW's relentless rainy season.

Why can't aluminum metal roofing rust like steel roofing can?

Aluminum physically cannot rust because it contains no iron — rust requires iron to form. Instead, aluminum naturally develops an invisible oxide layer that protects the base metal; if that layer is scratched, it self-heals when exposed to air. Interlock panels use roofing-grade 3105-H24 and 3003-H24 aluminum alloy (ASTM B209) with a Alunar 70% PVDF fluorocarbon finish applied to both sides, adding 30 years of extra protection against chalking and fading. In Beaux Arts Village's moisture-rich climate — with 2743 annual sunshine hours driving oxidation cycles — this dual-layer defense means your roof won't corrode, stain, or weaken over decades. Steel roofs require ongoing maintenance; aluminum simply endures.

How does a metal roof survive repeated freeze-thaw cycles?

Aluminum expands and contracts minimally compared to wood or asphalt, so it resists the stress that causes cracking and splitting over many freeze-thaw cycles. Beaux Arts Village experiences roughly 58 freeze-thaw days per year — a significant cycling load — and Interlock's lightweight panels (Shake profile at 0.58 lb/sq ft) move slightly with thermal stress rather than fracturing. The material's flexibility and the four-way interlocking design work together to accommodate that movement without losing watertightness. The Guardian warranty explicitly covers cracking, splitting, and loss of impact resistance, giving you confidence through decades of winter weather swings.

Can a metal roof withstand Beaux Arts Village's wind gusts?

Yes — Interlock panels are warranted to resist wind speeds up to 120 mph (193 km/h) when installed to specification. Your area experiences typical wind gusts around 128 km/h, which the metal roof handles easily. The four-way interlocking seams lock each panel to its neighbors, distributing wind load across the entire roof system rather than stressing individual fasteners. This overlapping engineering is exactly what earns the system its wind warranty; installers secure the panels according to the ICC-ES ESR-1790 specification, which accounts for local wind zones. Homeowners in coastal and mountain regions across North America have trusted this design for decades — your roof will stay firmly in place through Pacific Northwest blow.

Will my home's frame need to be reinforced for a metal tile roof?

Your home's framing won't need reinforcement because Interlock panels weigh so little. The Mediterranean Tile profile, which replicates the appearance of heavy clay or concrete tile, weighs just 0.59 lb/sq ft — about 96% lighter than real tile. By comparison, traditional clay or concrete tile roofing requires expensive structural upgrades to handle loads of 12–15 pounds per square foot. Interlock installs directly over your existing roof deck (in most cases, over your current shingles) without any frame modifications, saving tens of thousands in construction costs. This light weight is one reason the system qualifies for CALGreen verification — it reduces embodied energy and construction waste. You get the authentic look of premium materials with none of the structural burden.

Does a metal roof reduce hail damage and insurance claims?

Interlock panels carry a UL 2218 Class 4 impact rating — the highest available — and the warranty even covers perforation from hailstones up to 1.5 inches. This non-combustible, impact-resistant material often qualifies for homeowners insurance discounts because claims for dents, leaks, or impact damage are virtually nonexistent. Many insurers recognize that metal roofs eliminate the frequent asphalt-shingle damage claims from hail and wind. While hail is not frequent in Beaux Arts Village given local climate data, the Class 4 rating means you're covered for extreme events. Speak with your insurance agent about discounts; some homeowners see premium reductions that offset a portion of their roof investment.

How long does an Interlock metal roof last, and what does the warranty cover?

The Guardian Warranty is a lifetime limited, non-prorated material warranty for the original owner, covering rusting, rotting, splitting, cracking, curling, and loss of impact resistance — in other words, the failures that plague asphalt and wood. It's transferable once to the next owner, who receives 50 years of coverage from completion, giving your home's resale value a major boost. The Alunar 70% PVDF coating is separately warranted 30 years against chalking and fading (verified to ASTM standards). In practice, aluminum roofs in harsh climates — including Antarctica research stations and coastal salt-air homes — have performed for 25+ years with zero material failure. You're installing what amounts to the last roof you'll ever buy.

What maintenance does a metal roof require compared to asphalt or wood?

Interlock metal roofing is CALGreen-verified for reduced maintenance — you'll clear gutters and trim overhanging branches, but that's it. Asphalt shingles require regular inspection for granule loss, curling, and moss growth, especially in the PNW's 1761 mm annual rainfall and high humidity. Wood shakes and shingles demand professional cleaning, fungicide treatments, and individual piece replacement as they rot and split. Metal panels shed debris easily, resist algae and moss buildup on smooth surfaces, and contain no organic material to decay. No resealing, no patching, no seasonal treatments. After about 2743 annual sunshine hours and frequent moisture cycling, asphalt degrades steadily; aluminum does not. The coating remains stable for 30 years, and the base metal never needs intervention.

Is a metal roof worth the upfront cost over the life of my home?

Yes — the lifetime non-prorated warranty means you're buying your last roof, while asphalt requires replacement every 15–20 years. Over 40 years, you'd replace asphalt three times, each time paying disposal fees, removal labor, and new materials; Interlock's total installed cost, when spread across four decades, typically becomes the more affordable choice. Add in the elimination of maintenance costs, potential insurance discounts, and the 50-year transferable warranty (raising your home's resale appeal), and the economics strongly favor metal. Interlock is also running a current promotion: no payments and no interest until Spring 2027, or 10% off installation. Your PNW installer, Interlock Metal Roofing (PNW) Inc., has served this region since 1997 and can provide a detailed cost-comparison analysis for your specific home.
