Review: October 14, 2025

We recently had our roof replaced with interlock aluminum shingles and we love how it made our house stand out in our neighborhood. I would have given 5 stars but there were few things that I wanted to point out. Ross arrived on time and did an excellent presentation. I specifically asked him if their installers are contractors and his answer was no, they are employees of interlock. Turns out they are contractors which is no big deal as long as they do excellent work, it’s all about honesty. Prior to installation, the installers told me that it would take about two and a half days to finish which is great, I said no rush. The installation process took two weeks, I hope everything will go well this coming rainy season. The only thing I didn’t like was at the end of the day they leave their tools in the driveway just laying around and the worst they leave their microwave plugged into the outlet with damaged power cord. But with all things said, we love our new roof and only time will tell if it was worth the price.

Review: August 23, 2025

We recently had our roof replaced with aluminum shingles and are very satisfied so far. - Easy Sales Process – Thank you Ross for making everything clear and straightforward from the start. - Great Value – The price was very reasonable compared to other estimates. - Better Than Expected – The finished look exceeded our expectations and really improved the appearance of our home. It’s not as glossy as we feared, which we like. - Fast & Efficient – The crew worked quickly and finished everything in just 2 days for our ~1,000 sq. ft. house with two layers of old shingles. - No Issues – No noise at all, despite common concerns about metal roofs. Tip for others: Ask for the exact model and size of vents that will be installed before the project starts. Our vents were only a few months old but couldn’t be reused, and the ones the company brought were the wrong size. The crew had to buy replacements last minute, which worked but don’t perfectly match.

Metal Roofing FAQs for Homeowners in Zillah

The following metal roofing FAQs are designed specifically for homeowners in Zillah, Washington. Whether you are building a new home or replacing an existing roof, understanding how roofing materials perform in local weather conditions is essential. From wind and storm protection to fire resistance, hail impact, snow loads, and coastal moisture exposure, Interlock’s Lifetime Aluminum Roofing System is engineered to provide long-term durability, energy efficiency, and peace of mind in Zillah.

Will a metal roof handle Zillah's winter snow and ice buildup?

Metal roofs shed snow and ice effectively due to their smooth, hard surface and excellent thermal properties. Zillah receives about 112 cm of snow annually with roughly 101 freeze-thaw cycles per year—conditions where ice dams commonly damage asphalt roofs. Interlock's aluminum panels, warranted to 120 mph winds, remain secure even when snow loads shift. The non-combustible finish doesn't degrade in freeze-thaw cycling, and snow guards (optional) can be added if you prefer controlled shedding. Your roof's integrity won't suffer from the repeated expansion and contraction that compromises traditional materials.

How does freeze-thaw weathering affect metal roofing in Washington winters?

Freeze-thaw damage occurs when water penetrates material, freezes, expands, and cracks it—but aluminum's oxide layer prevents water absorption entirely. Unlike asphalt shingles (which crack and curl) or wood shakes (which split), Interlock's 3105-H24 aluminum alloy is immune to this cycle. With Zillah averaging 101 freeze-thaw days per year and 112 cm of snow, your roof faces this stress continuously. The Alunar 70% PVDF coating adds extra durability, warranted 30 years against breakdown. Your roof will look and perform identically in year 30 as it did in year one.

Can a metal roof rust? What about salt air or moisture in Yakima County?

Aluminum cannot rust because it contains no iron—the element that oxidizes and weakens steel roofs. Instead, aluminum forms a thin oxide layer that self-heals when scratched, protecting the metal beneath indefinitely. Interlock's roofing-grade 3105-H24 and 3003-H24 alloys (ASTM B209) are specifically formulated for coastal and high-moisture environments, with the Alunar finish applied to both panel sides for extra protection. Even in Zillah's wet climate—336 mm of annual rainfall plus 112 cm of snow melt—your aluminum roof will never corrode, rust through, or require replacement due to material degradation.

Do I need to reinforce my roof structure to support a metal roof?

No structural reinforcement is needed. Interlock's aluminum panels are extraordinarily light—the Slate installs at just 0.41 lb/sq ft, and even the decorative Tile profile weighs only about 0.59 lb/sq ft, roughly 96% lighter than actual clay or concrete tile. Your existing framing easily supports this weight, and the roof can install directly over most current asphalt or wood shingles without costly structural work. This lightweight advantage, combined with ICC-ES evaluation (ESR-1790), means installation is faster and less expensive than traditional tile. You get architectural beauty without engineering costs.

What hail rating does a metal roof have, and will it lower my insurance?

Interlock metal roofing holds the highest available hail impact rating: UL 2218 Class 4, which covers perforation from hailstones up to 1.5 inches. This rating reflects real impact resistance that protects your roof in severe weather. Many insurers recognize this top classification and offer premium discounts on metal roofs compared to asphalt shingles, which dent and puncture easily. The Guardian warranty even covers hail damage specifically. While Zillah's annual wind gusts reach about 87 km/h, hail events are less frequent here than in higher-elevation regions—but when they occur, your roof's documented impact strength and warranty give you peace of mind and potential cost savings on premiums.

How much upkeep does an Interlock metal roof require versus asphalt or tile?

Metal roofing requires virtually no maintenance—no algae treatment, no shingle replacement, no wood repair. Unlike asphalt shingles (which degrade visibly within 15–20 years), Interlock aluminum panels resist weathering, UV exposure, and biological growth indefinitely. With Zillah's 336 mm annual rainfall and 3,478 sunshine hours, asphalt roofs require frequent inspections and repairs; metal roofs simply shed water and debris. The Alunar coating is factory-applied and warranted 30 years against chalking and fading, so repainting is never needed. Traditional tile roofs crack and require replacement—metal tile profiles never do. You gain a maintenance-free roof that ends the asphalt replacement cycle.

How much does a metal roof cost versus asphalt over its lifetime?

Over the roof's lifetime, metal roofing is the lowest-cost option—it's your last roof. While the upfront price exceeds asphalt, the lifespan math is decisive: asphalt roofs last 15–25 years and require tear-off and landfill disposal (expensive and wasteful); Interlock's Guardian warranty is lifetime limited, non-prorated for the original owner. If you live in your home 30+ years, asphalt will need replacement; your metal roof will not. The current regional promotion—no payments and no interest until Spring 2027, or 10% off installation—makes this the ideal time to invest. Over a 40-year ownership span, one metal roof costs far less than two or three asphalt roofs, plus avoids multiple contractor visits and roof-off downtime.

Will a metal roof reduce my cooling costs in Zillah's sunny climate?

Metal roofs with reflective coatings measurably reduce cooling costs by bouncing solar heat away rather than absorbing it into your home. Interlock's energy-efficient colors achieve thermal emissivity of 0.84 and solar reflectance up to 0.55, meaning they reflect the heat that dark asphalt absorbs. Zillah enjoys approximately 3,478 sunshine hours annually—abundant solar exposure where reflectance matters. Cool Roof Rating Council certification confirms this performance in third-party testing. The lighter thermal load reduces air-conditioning runtime, especially during summer peak demand. While Zillah's winters are cold, the non-combustible aluminum never compromises insulation, and the energy savings build over decades. energy-efficiency qualification recognizes the measurable reduction in cooling energy.

How long does installation take, and can you install over my existing roof?

Installation timelines vary by roof size, typically 3–7 days for a standard residential home. Interlock Metal Roofing (PNW) Inc., serving this region since 1997, handles local scheduling and has extensive experience with Yakima County conditions. Yes, the lightweight design (Slate at 0.41 lb/sq ft) allows installation directly over most existing asphalt or wood shingles—no tear-off required, which saves labor and eliminates the landfill cost of old roofing. The four-way interlocking aluminum panels lock together securely, meeting ICC-ES ESR-1790 standards for IBC/IRC compliance. Your installer will confirm your existing structure can accommodate the new roof; in almost all Zillah homes, no reinforcement is needed. Installation over existing roof means your home stays protected and clean throughout the project.

What's the actual lifespan of a metal roof, and what does the warranty cover?

The Guardian warranty is lifetime limited, non-prorated for the original owner, covering rusting, rotting, splitting, cracking, curling, and loss of impact resistance—the exact failures that end asphalt and wood roofs. Aluminum's inherent durability, proven through 25+ years of manufacturing (since 1998 in Delta, BC) and installation from coastal salt air to Antarctica, demonstrates real longevity. The warranty is one-time transferable to the next owner for 50 years from completion, making your roof a lasting asset. No time limit means your roof is protected for decades of Zillah's rainfall (336 mm annually), freeze-thaw cycles (101 per year), and wind gusts (to 87 km/h). This non-prorated protection stands apart from asphalt warranties, which decline in coverage year by year. You own a roof that lasts your lifetime and beyond.
