What our customers are saying:

★★★☆☆
Review: October 26, 2020Completion: July 7, 2020

Interlock Roofing could improve on informing me of outlying factors while they were completing the roof and they don't return calls. The roof placed on our home by Interlock Roofing leaks because the siding was bad on one side of the roof and Interlock Roofing did not inform me while they were replacing the roof. When I reached out to Interlock Roofing, they stated the siding was good when they placed the roof and stated they would replace the siding but they will no longer answer my phone calls and we still have a leaking roof.

Metal Roofing FAQs for Homeowners in Seaside

The following metal roofing FAQs are designed specifically for homeowners in Seaside, Oregon. Whether you are building a new home or replacing an existing roof, understanding how roofing materials perform in local weather conditions is essential. From wind and storm protection to fire resistance, hail impact, snow loads, and coastal moisture exposure, Interlock’s Lifetime Aluminum Roofing System is engineered to provide long-term durability, energy efficiency, and peace of mind in Seaside.

Does metal roofing handle heavy snow and ice in Seaside winters?

Yes—Interlock's four-way interlocking panels and lightweight design (Cedar Shingle at 0.41 lb/sq ft) shed snow and prevent ice dams better than asphalt. Seaside averages about 37 cm of snow annually with roughly 10 freeze-thaw cycles per year, creating the exact conditions where ice buildup destroys conventional roofs. Aluminum's low thermal mass doesn't conduct attic heat to the surface the way metal roofs without proper underlayment do. With a solid deck and quality underlayment, Interlock installs snow guards as needed and warranty-covers wind speeds up to 120 mph—protecting against the coastal gusts that can reach 147 km/h here.

Will a metal roof rust near the ocean in Clatsop County?

Aluminum cannot rust because it contains no iron—it oxidizes to form a self-healing protective layer instead. Interlock uses roofing-grade 3105-H24 and 3003-H24 aluminum alloy (ASTM B209) with Alunar 70% PVDF fluorocarbon finish applied to both sides, which is especially critical in salt-air environments like Seaside's coastal location. The 30-year coating warranty against chalking and fading (ASTM D4214/D2244 measured) addresses the real weathering concern in areas with 1839 mm annual rain. Steel roofs rust; aluminum weathers gracefully, which is why Interlock has installed everything from coastal homes to Antarctica research stations.

How does metal roofing perform in heavy rain—does water leak through panel seams?

The four-way interlocking system seals each panel on all edges, so water cannot penetrate the seams. Seaside receives about 1839 mm of rain per year, and properly installed Interlock panels with solid deck underlayment manage this volume the same way asphalt does—by gravity flow and sealant overlap. The interlocking design means no exposed fasteners for water to find; instead, panels mechanically lock together. Installation per ESR-1790 specifications (ICC-ES evaluation report) ensures water sheds away from joints. The Guardian warranty covers leaks due to material defect, giving you peace of mind during Clatsop County's wet seasons.

Can metal roofing reduce hail damage and insurance costs?

Interlock panels carry a UL 2218 Class 4 impact rating—the highest available—and the warranty covers perforation from hailstones up to 1.5 inches. This non-combustible, impact-resistant rating often qualifies homeowners for insurance premium reductions; contact your carrier with the UL 2218 certification. Coastal Oregon's freeze-thaw cycles (about 10 annually) stress asphalt shingles and wood shakes far more than hail; Interlock's aluminum won't split, crack, or curl under temperature swings. While Seaside is not a hail hotspot, the durability advantage during winter cycling—combined with Class 4 impact resistance—makes Interlock a lower-risk profile to insurers.

Is my house strong enough to support a metal roof, or will I need structural work?

Almost certainly no structural reinforcement is needed. Interlock's Mediterranean Tile profile weighs about 0.59 lb/sq ft—roughly 96% lighter than concrete or clay tile—allowing installation over most existing roofs without adding load. The Cedar Shingle is even lighter at 0.41 lb/sq ft. Seaside homes built to withstand 147 km/h coastal gusts already have frames capable of holding asphalt shingles, which weigh far more than Interlock aluminum. This light weight is one reason the material installs directly over existing roofing, avoiding tear-off labor and landfill costs. An inspector can confirm your roof deck's condition, but the aluminum itself places no strain on the structure.

Will my metal roof blow off in Seaside's coastal wind gusts?

No. Interlock's four-way interlocking panels are warranty-rated to resist wind speeds up to 120 mph (193 km/h) when installed to specification. Seaside's typical daily-max winds average about 20 km/h, with gusts recorded to 147 km/h—well within Interlock's rated capacity. The mechanical interlocking system (not fasteners alone) holds each panel in place; water cannot penetrate seams, and air cannot create lift the way it does under asphalt tabs. Installation per ESR-1790 ensures proper fastening patterns and deck preparation. Combined with the 30-year coating warranty's durability in salt air, your roof stays secure through decades of coastal weather.

Does metal roofing help cool my home and lower energy bills?

Yes—energy-efficient Interlock colors achieve thermal emissivity of 0.84 and initial solar reflectance up to 0.55 (Aged Copper Penny), reflecting heat that asphalt absorbs. The Cool Roof Rating Council rating quantifies this advantage. Seaside averages about 2897 annual sunshine hours and a mean temperature of 11.1°C, so cooling load is modest compared to inland Oregon; however, the reflective coating still reduces summer heat gain and attic temperatures. Paired with proper ventilation and insulation, this cuts cooling costs year-round. Unlike asphalt, which degrades and absorbs more heat over time, Interlock's 30-year coating warranty ensures the reflective properties persist, protecting your long-term energy savings.

How long does a metal roof really last, and what does the warranty cover?

The Guardian warranty is a lifetime limited, non-prorated material warranty for the original owner, covering rusting, rotting, splitting, cracking, curling, and loss of impact resistance. It's one-time transferable—the next owner gets 50 years of coverage from completion. Interlock has manufactured panels since 1998 (26 years of field history), and the coating alone carries a separate 30-year warranty against fading and chalking. In Seaside's freeze-thaw environment (about 10 cycles annually), asphalt typically fails in 15-20 years; Interlock's aluminum endures the cycling without degradation. This is why the warranty structure exists—the product outlasts typical mortgages and appeals to buyers, adding resale value.

Is metal roofing worth the higher upfront cost compared to asphalt shingles?

Metal roofing costs 2-3x more upfront than asphalt but outperforms it over the roof's life. Asphalt fails every 15-20 years in Seaside's wet climate (1839 mm rain, 10 freeze-thaw cycles annually), meaning multiple replacements and landfill waste. Interlock's lifetime warranty eliminates replacement cycles—you buy once. Factor in avoided tear-off labor, no structural reinforcement needed (thanks to 0.41-0.59 lb/sq ft weight), energy savings from 0.84 emissivity, and potential insurance reductions (UL 2218 Class 4), and the total cost per year drops below asphalt. Add the one-time transferable 50-year warranty to your home's resale appeal, and the value case is clear: metal roofing is the last roof you install.

How long does a metal roof installation take, and can you install it over my existing roof?

Yes, Interlock installs over most existing roofing without tear-off, shortening labor time and eliminating disposal costs. Installation takes 3-7 days depending on roof size and complexity. The lightweight design (Cedar Shingle at 0.41 lb/sq ft, Shake at 0.58) poses no structural strain even in layover conditions. Interlock Metal Roofing (PNW) Inc. has served this region since 1997 and follows ESR-1790 installation protocols. The process includes deck inspection, fastening pattern per code, and underlayment installation to ensure performance in Seaside's rain-heavy climate (1839 mm annually). Current promotion offers no payments and no interest until Spring 2027 or 10% off installation, reducing both timeline pressure and financial burden.

Is a metal roof a good choice for Seaside’s climate?

Yes. Seaside averages about 37 cm of snow, 1839 mm of rain, roughly 10 freeze–thaw days a year, with peak wind gusts near 147 km/h. Interlock® aluminum roofing is wind-rated to 193+ km/h (120 mph), UL 2218 Class 4 impact-rated and Class A fire-rated, and its four-way interlocking panels shed snow and resist ice dams and freeze–thaw cracking — all backed by a lifetime limited, transferable warranty.
