I recently had my 25 year old asphalt roof replaced with an Interlock Metal roof. I'm so very happy with my decision. In fact, best decision ever to have Interlock Industries install. The metal roof is manufactured in Delta, BC and they have their own installers. It's not panels! It looks very much like a cedar roof! Colour is awesome as well! My home is located in Victoria on Vancouver Island and looks great with my new roof! Interlock is a very professional business from contract signing to installation. Amazing crew that gets the job done in a timely manner. My roof looks fabulous. It's a work of art!!

The workmanship and quality exceeded my expectation. Last summer, we had power outages for 3 days without AC in an extreme hot day, I realized how cool the roof is, the fully double insulations under the metal slate keep the house so cool, we don't think we need AC anymore. It must save a lot on energy bills. Thank you for Interlock Metal Roofing

Wonderful to work with, very professional and have a great product I do not think there is any improvements, in my case, Mike, Todd and the crew were professional, the product is fantastic , all were great to work with. Thank you for doing my roof. I would recamend interlock to any one who want a life time quality roof with great people representing the company and product

Review: July 16, 2023Completion: June 20, 2023

Good materials, service and communication need improvements. Homeowners need peace of mind for the entire rooftops, not just the roofing materials. Anything that links to it should be discussed and made aware of. They may only have experienced once and the roofing company deals with it every day. Sales person needs to do what they said otherwise don’t say it. Operation manager needed support as it had derailed his responsibility. The understaff caused improper service. Interlock is experienced in roofing, they should point out that there may be cost associated with other components I.e. plywood, gutters. This is the most disappointing experience with Interlock team. The edge installed has the gaps throughout and the new gutters are needed so that the gaps can be properly sealed. With the pricy roof, we don’t only expect the great quality materials, but also great services and thoughtful advice for the entire roofing.

Metal Roofing FAQs for Homeowners in Metrotown

The following metal roofing FAQs are designed specifically for homeowners in Metrotown, British Columbia. Whether you are building a new home or replacing an existing roof, understanding how roofing materials perform in local weather conditions is essential. From wind and storm protection to fire resistance, hail impact, snow loads, and coastal moisture exposure, Interlock’s Lifetime Aluminum Roofing System is engineered to provide long-term durability, energy efficiency, and peace of mind in Metrotown.

Why won't an aluminum metal roof rust like steel roofing does?

Aluminum fundamentally cannot rust because it contains no iron—rust requires iron to form. Our roofing panels are roofing-grade 3105-H24 and 3003-H24 aluminum alloy per ASTM B209, and when exposed to air, aluminum naturally forms a self-healing oxide layer that protects the core metal. In Metrotown's wet climate—averaging 1437 mm of rain yearly—this passive protection matters: even if the coating scratches, the aluminum underneath won't corrode the way steel would. You get a roof that handles salt air and constant moisture without the degradation that ends other metal roofs early.

How does a metal roof handle Metrotown's snow and ice buildup?

Metal roofs shed snow differently than asphalt: the smooth, slick surface and tight interlocking panels (four-way lock across every seam) prevent water from pooling where it freezes into ice dams. Metrotown sees roughly 57 cm of snow annually and about 38 freeze-thaw cycles per year, conditions that trap moisture in asphalt's porous texture and create ice-dam problems. Metal's smooth profile and the way our panels interlock eliminate those damp pockets. You can add snow guards if desired, but the physics of the material itself—lightweight aluminum that doesn't absorb water—stops the rot cycle that affects wood and asphalt in freeze-thaw climates.

Do I need to reinforce my roof structure for a metal roof?

No structural reinforcement is needed. Our Slate profile installs at about 0.41 lb per square foot, and even the heaviest profile—Mediterranean Tile at roughly 0.59 lb per square foot—weighs approximately 96% less than real slate or clay tile. In practical terms, the Tile profile weighs less than asphalt shingles in most cases. Because aluminum is so light, it installs directly over most existing roofs without adding load that would strain framing or require costly structural work. That's a real cost and time saving compared to traditional tile, which demands reinforcement most homes in Metrotown can't support without thousands in prep work.

Will a metal roof hold up to Metro Vancouver's wind gusts?

Our four-way interlocking aluminum panels are warranted to resist wind speeds up to 120 mph (193 km/h) when installed to specification. Metrotown's typical gusts reach about 114 km/h, well within that margin. The interlocking system means wind can't work its way under a panel or lift edges the way it can with asphalt shingles or loosely fastened metal. Each panel locks to its neighbors on all four sides, distributing wind load across the whole roof rather than concentrating it on fasteners. That engineering matters in a region where sustained wind and periodic gusts are normal conditions, not edge cases.

What protection do I get against hail damage in Metrotown?

Our aluminum panels carry a UL 2218 Class 4 impact rating—the highest available—and the Guardian Warranty covers perforation from hailstones up to 1.5 inches. That extreme impact resistance sometimes qualifies owners for insurance premium reductions; check with your insurer for your specific policy. Aluminum's density and the way our panels distribute force across the interlocked system means hail that would dent or crack asphalt, slate, or wood simply doesn't penetrate. In a region where freeze-thaw cycles and moisture are the daily threat, hail impact resistance is a bonus layer of protection that keeps your roof intact longer than materials designed to absorb and shed water.

Does a metal roof cost more to cool because it reflects light?

energy-efficient color options have thermal emissivity up to 0.84 and solar reflectance as high as 0.55 with Aged Copper Penny, and are Cool Roof Rating Council rated. In Metrotown's maritime climate—with about 2927 annual sunshine hours and mild winters averaging 10.1°C—that reflective quality reduces the heat load your air conditioning absorbs, lowering summer cooling costs compared to dark asphalt, which traps solar energy. The coating is warranted 30 years against chalking and fading (ASTM D4214 / D2244 measured), so the reflective performance stays consistent decade after decade. It's not about turning your roof into a solar panel; it's about not letting the sun turn your attic and home into an oven.

What maintenance does an Interlock metal roof actually need?

Very little. Unlike asphalt, which breaks down from UV exposure and sheds granules, or wood, which splits and rots in Metrotown's 1437 mm annual rainfall, aluminum has no organic matter to decay and no granules to lose. The Alunar 70% PVDF fluorocarbon finish applied to both sides resists weathering and is warranted 30 years against fading and chalking. You'll want to clear gutters seasonally and inspect flashings occasionally, but the roof itself won't need sealant reapplication, patching, or the constant preventive maintenance that keeps asphalt from failing early. CALGreen verification confirms reduced maintenance burden compared to conventional roofing materials.

How long does installation take, and can you install over my existing roof?

Installation timeline depends on roof size and complexity, typically measured in days rather than weeks. Yes, we install over most existing roofs—the lightweight aluminum (about 0.41 to 0.59 lb per square foot) doesn't require tear-off in most cases, cutting labor costs and keeping old material out of landfills. We assess your roof structure during the initial site visit to confirm the substrate is sound. Interlock Metal Roofing (BC) Ltd. has served Metro Vancouver since 1983, so our crews know the region's roof conditions, ventilation requirements, and local code specifics. We handle the engineering to meet ICC-ES ESR-1790 requirements and finish on schedule.

What's the lifespan of an Interlock metal roof and what does the warranty cover?

The Guardian Warranty is lifetime limited for the original owner—non-prorated material coverage for rusting, rotting, splitting, cracking, curling, and loss of impact resistance. It's also one-time transferable, giving the next owner 50 years of protection from completion date. That combination means you're buying the last roof you'll need to install in your lifetime, period. The aluminum substrate itself lasts 60+ years in field installations from coast to coast and even Antarctic research stations. The coating carries a separate 30-year warranty against chalking and fading. No other roofing material—asphalt, wood, or traditional tile—offers non-prorated lifetime coverage to the first owner.

Is a metal roof actually better for the environment than asphalt shingles?

Yes, because aluminum is about 95% recyclable, and Interlock panels are manufactured to be recycled at end-of-life. By contrast, asphalt shingles—millions of tons annually in North America—end up in landfills where they don't break down for decades, if ever. You install a metal roof once and keep it for 60+ years, eliminating the tear-off-and-replace cycle that defines asphalt ownership. That means no repeated landfill contribution, no repeated installation labor, and no repeated material waste from old roofing removal. In a climate like Metrotown's, where 1437 mm of rain and 38 freeze-thaw days push asphalt toward early failure, the math is stark: one metal roof replaces four or five asphalt roofs over the same timeline.

Is a metal roof a good choice for Metrotown’s climate?

Yes. Metrotown averages about 57 cm of snow, 1437 mm of rain, roughly 38 freeze–thaw days a year, with peak wind gusts near 114 km/h. Interlock® aluminum roofing is wind-rated to 193+ km/h (120 mph), UL 2218 Class 4 impact-rated and Class A fire-rated, and its four-way interlocking panels shed snow and resist ice dams and freeze–thaw cracking — all backed by a lifetime limited, transferable warranty.
