Review: May 18, 2024Completion: September 30, 2014

Last Christmas, our rental sprung a roof leak. Interlock was able to seal the leak immediately and to complete the installation in February. I have confidence that the new roof will be trouble free as we have an Interlock roof installed on our house ten years ago.

No hesitation recommending this firm to others. Especially when you need to get one firm to prime both the new roof and a solar addition on that new roof.

See my comments above Don't be afraid to ask to be first to present your offer to clients. If the client sees the value of the roof it won't matter what the other offers are. As mentioned previously, please pick up your lawn sign.

Review: October 15, 2020Completion: June 22, 2015

The product is excellent, but the installation of the flashing below a north-facing window was not installed correctly, resulting in leaks when it rained and wind was blowing from the north. The flashing was buckled and caused rain to pour in from the north side of the house, coming in through the pot lights in my downstairs family room. After a ridiculous amount of communication back and forth, it was finally fixed 2 1/2 years later! I had to pay for my own home inspection, which Interlock should have paid for. The final fix took approximately 45 minutes (from a part-time employee, who knew what he was doing). I would not recommend this company to anyone after the terrible customer service I received.NegativeResponsivenessServicesRoof installation

Review: April 10, 2019Completion: March 27, 2019

They could have improved on coordination with the trades people. It has to do with where the container was dropped off and it should've been moved somewhere else. When the guys finished, they left a few tarps, extra flashing, and the old skylight, and I would like someone to come pick it all up. They indicated someone would come back to get it but they haven't come or followed up about it.

Metal Roofing FAQs for Homeowners in South Vancouver

The following metal roofing FAQs are designed specifically for homeowners in South Vancouver, British Columbia. Whether you are building a new home or replacing an existing roof, understanding how roofing materials perform in local weather conditions is essential. From wind and storm protection to fire resistance, hail impact, snow loads, and coastal moisture exposure, Interlock’s Lifetime Aluminum Roofing System is engineered to provide long-term durability, energy efficiency, and peace of mind in South Vancouver.

Why won't an aluminum roof rust like steel, and does that matter in South Vancouver?

Aluminum physically cannot rust because it contains no iron — the element that oxidizes and degrades. Instead, it forms a thin, self-healing oxide layer that actually protects the metal underneath; when scratched, this layer reforms naturally. In South Vancouver's moist climate with 1437 mm of annual rainfall and frequent salt air from the coast, this immunity to rust is critical. Steel roofs in the same conditions will corrode within years. Your aluminum roof will still be standing when steel alternatives have deteriorated.

How does a metal roof handle South Vancouver's winter snow and freeze-thaw cycles?

Interlock's four-way interlocking panels shed snow and ice safely without trapping moisture that causes leaks or ice dams. South Vancouver averages about 57 cm of snow annually and around 38 freeze-thaw days per year — exactly the conditions where cheap roofing fails. The smooth, non-porous aluminum surface won't absorb water that later freezes and splits the material like wood or concrete does. Snow guard accessories are available if you want to control where melt runs off. The lightweight design means no structural strain from snow load, either.

Will a metal roof blow off in South Vancouver's windstorms?

No. The four-way interlocking panels lock together and are warranted to resist wind speeds up to 120 mph (193 km/h) when installed to specification. South Vancouver's typical wind gusts reach about 114 km/h, well within that threshold. The panels interlock on all four sides — top, bottom, left, and right — so wind can't work edges loose like it can with shingles. This engineering, combined with ICC-ES evaluation report ESR-1790 compliance, means your roof stays put through the region's stormiest weather.

What's the hail rating on an Interlock metal roof, and can it help with insurance?

Interlock carries a UL 2218 Class 4 impact rating — the highest available — and the warranty even covers perforation from hailstones up to 1.5 inches. This non-combustible aluminum construction often qualifies homeowners for insurance premium reductions because the roof is damage-resistant and maintenance-free. Talk to your insurer about discounts; many recognize the Class 4 rating as equivalent to or better than traditional roofing. Over a 30 or 50-year roof life, those premium savings compound significantly.

How long does installation take, and can you install over my existing roof?

Installation typically completes in days, not weeks. Interlock installs directly over most existing roofs — no tear-off required — because the panels weigh only about 0.41 lb/sq ft (Shingle profile) to 0.59 lb/sq ft (Tile profile), roughly 96% lighter than concrete or clay tile. That means no structural reinforcement needed. Saving the tear-off phase cuts labor time, waste, and cost. Your roofer will flash valleys and edges, secure the panels, and finish details. Most residential jobs finish while you're going about your week.

How much upkeep does a metal roof really need?

Almost none. Unlike asphalt shingles that shed granules and need patching, wood shakes that split and rot, or tile that cracks, aluminum won't degrade, absorb moisture, or require sealing. Interlock is CALGreen-verified for reduced maintenance. In South Vancouver's 1437 mm annual rainfall, you'll never replace shingles, scrape moss, or hire contractors for repairs. Rinse debris off occasionally; that's it. Over 50 years, the labor and money saved — no emergency calls, no patches, no seasonal inspections — dwarfs the upfront cost.

Do cool-roof coatings actually save money, or is that marketing?

energy-efficient Interlock colors reflect heat instead of absorbing it, with solar reflectance up to 0.55 and thermal emissivity of 0.84. In South Vancouver, where you get about 2927 sunshine hours per year and mild 10.1°C average temperatures, this reduces cooling demand in summer and cuts heat loss in winter through its superior thermal properties compared to dark asphalt. The Cool Roof Rating Council verifies these specs independently. Your AC and heating system work less, lowering utility bills over time. It's measurable physics, not hype.

Is aluminum roofing actually better for the environment than asphalt?

Yes, materially. Interlock panels are approximately 95% recyclable; the material has real value at end-of-life. Asphalt shingles, by contrast, are torn off every 15–20 years and buried in landfills — a cycle repeated three or four times in 50 years. Interlock breaks that landfill cycle entirely. You install once, the roof outlasts you, and then recyclers recover the aluminum for new products. Over a half-century, one aluminum roof prevents multiple asphalt tear-offs from going to waste. The environmental math is straightforward.

Who installs Interlock in South Vancouver, and how long have they been around?

Interlock Metal Roofing (BC) Ltd. has served the region since 1983 — over 40 years of local experience. The company manufactures Interlock in Delta, BC, so you're supporting regional manufacturing and getting installation from crews who understand Metro Vancouver's climate, building codes, and local standards. They know how to handle salt-air exposure, heavy rainfall, and freeze-thaw cycles specific to this area. You're not working with a national chain; you're working with installers who have roots here and have built hundreds of roofs in your neighborhood.

Does a metal roof increase home value or appeal to buyers?

A metal roof adds curb appeal and signals quality to buyers because it's visible, durable, and low-maintenance — attributes any homeowner values. The profiles — Slate, Cedar Shingle, Shake, Mediterranean Tile, and Standing Seam — replicate premium materials, so your home looks architecturally refined from the street. Buyers recognize that a metal roof is the last roof they'll install, which means no surprise replacement costs in their first decade of ownership. That peace of mind, combined with the aesthetic upgrade and energy efficiency, makes homes with metal roofs attractive to buyers and easier to market. It's a visible investment that pays back.

Is a metal roof a good choice for South Vancouver’s climate?

Yes. South Vancouver averages about 57 cm of snow, 1437 mm of rain, roughly 38 freeze–thaw days a year, with peak wind gusts near 114 km/h. Interlock® aluminum roofing is wind-rated to 193+ km/h (120 mph), UL 2218 Class 4 impact-rated and Class A fire-rated, and its four-way interlocking panels shed snow and resist ice dams and freeze–thaw cracking — all backed by a lifetime limited, transferable warranty.
