Review: July 19, 2021 Completion: August 14, 2019

Positive: Professionalism, Punctuality, Quality, Responsiveness, Value To Potential Interlock Customer: We intentionally waited almost two years to write a review (roof replaced in August 2019). Replacing a roof (whether asphalt or Interlock) is an expensive project, and we felt it was important to have the perspective of someone who has experience with the Interlock roof for 2 years. Our house is an old colonial built in about 1890. It is almost 3200 square feet with an attic that could be converted to a third floor. We also have an L-shaped wrap-around porch at the front of the house. I am very familiar with the effort it takes to replace a roof, as I have helped re-roof five different houses, including my own. I did this with the help of several friends, putting a layer of asphalt shingles on my house about 20 years ago. However, after 20 years, I had shingles beginning to fail and lost a couple during wind storms. I had a couple of asphalt shingle contractors look at the house for an estimate. One never provided a quote. The second refused the work because my house is 34 feet at the peak, and he felt it was too tall for him to work on. Michael Baldarassi came to our house in June 2019. I found him to be extremely knowledgeable about the construction of old houses and correctly identified that the gable ends would need repair as it was common to not fully extend roof boards to the gable end. He explained the product extremely well, and we were happy to choose the black, " data-wpil-keyword-link="linked">slate-looking tiles for our roof. The work team started in the second week of August on a bright sunny, " data-wpil-keyword-link="linked">hot week. My roof needed to be stripped to the boards, and I was amazed at how quickly they dealt with the very hot asphalt shingles. It is an extremely hard-working team, and it was to the point that I wanted to tell them to take breaks. Sheets of plywood were carried up to the roof, gable ends were repaired, and several spots needed repair prior to installing the Interlock shingles. They did an excellent installation, along with cleanup and the weather-supported completion in 5 days. We immediately started receiving compliments from townspeople who thought we were having a slate roof put on. The roof definitely adds appeal to our house. Our experience with the Interlock roof has been outstanding. I no longer worry during the strong winds of winter. Having the snow slide off the roof has been a big benefit. Our first snowstorm in December 2019 was 20 inches. It was predicted to be followed by rain four days later. For the past 20 years, I have had to go out onto the wrap-around porch roof to shovel it off so that the 20 inches of snow with rain on it wouldn’t overload the porch. Not with Interlock. The snow had slid off during the snowstorm and before the rain, so no more shovelling the roof. I love not having to stand on a snowy roof shovelling anymore. Having the snow slide off has other benefits. It removed tons of weight from the snow on the roof. That snow weight does nothing good for a house. I used to have minor changes in door fitting, etc., during the winter, but that has stopped because the snow weight on the roof is gone. Additionally, no snow on the roof means no icicles. As one side of my house faces the sun all day, there are winters where if it is 10F and sunny for several days, massive icicles form that weigh hundreds of pounds. These become dangerous when they unexpectedly drop. Icicles do not happen when there is no snow on the roof. Our Interlock roof has been a fantastic choice, and it has added to the value of our house. One day when we sell our house, I have no doubt that our Interlock roof will help to attract a buyer, and the price of the roof will likely be recouped in part or all. What is a big question a potential homebuyer has? - how old is the roof? Being able to answer with a 50-year " data-wpil-keyword-link="linked">warranty that can be transferred to one buyer will bring a lot of weight to the sale. The warranty gives us peace of mind that the roof will never worry us again. Thank you again, Interlock. Service: Roof installation

Metal Roofing FAQs for Homeowners in Manchester

The following metal roofing FAQs are designed specifically for homeowners in Manchester, Maine. Whether you are building a new home or replacing an existing roof, understanding how roofing materials perform in local weather conditions is essential. From wind and storm protection to fire resistance, hail impact, snow loads, and coastal moisture exposure, Interlock’s Lifetime Aluminum Roofing System is engineered to provide long-term durability, energy efficiency, and peace of mind in Manchester.

How does a metal roof handle Maine's heavy snow and ice buildup?

Manchester receives about 154 cm of snow annually, and Interlock's four-way interlocking aluminum panels shed snow and ice cleanly because their smooth, hard surface prevents adhesion—unlike asphalt shingles, which trap moisture and ice. The panels themselves weigh only 0.41 to 0.59 lb/sq ft depending on profile, so your home's structure handles accumulated snow effortlessly without reinforcement. Optional snow guards are available if you want controlled melting. The aluminum's self-healing oxide layer resists the damage that freeze-thaw cycling causes to brittler materials over 90 freeze-thaw days each year.

Will freeze-thaw cycles in Maine damage an aluminum metal roof?

No. Aluminum is naturally resistant to freeze-thaw damage because it expands and contracts uniformly without cracking, splitting, or losing structural integrity—the risks that plague asphalt, wood, and concrete tile in climates like Manchester's with 90 annual freeze-thaw days. The roofing-grade 3105-H24 aluminum alloy (ASTM B209) maintains its tensile strength through endless thermal cycles. The Alunar 70% PVDF coating, warranted 30 years against chalking and fading to ASTM D4214 standards, protects against UV damage that accelerates deterioration during the region's 3015 annual sunshine hours.

Why won't an aluminum roof rust like steel roofing does?

Aluminum metal roofs cannot rust because aluminum contains no iron—the element that oxidizes into rust. Instead, aluminum forms a thin, transparent oxide layer that self-heals when scratched, providing permanent corrosion protection even in salt-air environments (Interlock installs from coastal homes to Antarctic research stations). This is why the warranty covers rusting—it's not a risk. Manchester's ~948 mm of annual rain and winter salt spray from road treatments won't degrade the roofing-grade 3105-H24 / 3003-H24 aluminum alloy or the Alunar 70% PVDF fluorocarbon finish applied to both panel sides.

Can an aluminum metal roof withstand Maine's wind and coastal gusts?

Yes. Manchester experiences typical daily winds around 17 km/h with gusts reaching 117 km/h, and Interlock metal roofing is warranted to resist sustained winds up to 120 mph (193 km/h) when installed to specification. The four-way interlocking panel system locks panels together on all sides, preventing uplift even in severe storms. The ICC-ES evaluation report ESR-1790 (reissued 2025 for IBC/IRC compliance) confirms wind performance. Because aluminum panels weigh only 0.41 to 0.59 lb/sq ft, there's minimal sail effect, and most homes need no structural reinforcement—a major advantage over heavy traditional tile.

Does a metal roof hold up in hail, and will insurance companies reward it?

Interlock achieves UL 2218 Class 4 impact rating—the highest available—and the warranty even covers perforation from hailstones up to 1.5 inches. This exceptional durability often qualifies homeowners for insurance discounts on comprehensive coverage. The roofing-grade aluminum won't dent, crack, or lose impact resistance the way asphalt shingles, wood, or clay tile do after hail strikes. In Manchester's climate, where summer storms bring sudden temperature swings and 90 freeze-thaw days yearly stress weaker materials, a Class 4-rated roof provides peace of mind and tangible savings. Ask your insurer about discounts—many recognize the durability advantage.

What is the warranty on an Interlock metal roof, and how long will it really last?

The Guardian Warranty is a lifetime limited, NON-prorated material warranty for the original homeowner, covering rusting, rotting, splitting, cracking, curling, and loss of impact resistance—the failures that plague asphalt and wood in climates with 90 freeze-thaw days and 154 cm of annual snow. It's transferable once to the next owner, who receives 50 years of coverage from completion. Because aluminum cannot rust, does not split or curl, and the Alunar coating is warranted 30 years against fading (ASTM D2244), most owners see 50+ years of weather resistance. With ice dams rare and maintenance minimal in Manchester's freeze-thaw cycle, you're buying the last roof you'll install.

Is a metal roof worth the upfront cost compared to asphalt shingles?

Over the roof's life, a metal roof typically costs less because you install it once and forget it. Asphalt lasts 15–20 years in Manchester's climate—with 948 mm rain, 154 cm snow, and 90 freeze-thaw days yearly—requiring tear-off, disposal, and reinstallation three or four times over 60 years. Interlock's lifetime warranty and non-prorated coverage means no surprise costs; the Alunar 70% PVDF coating requires no repainting (30-year fade warranty), and debris slides off easily due to aluminum's smooth surface. Current financing—no payments or interest until Spring 2027, or 10% off installation—makes entry costs manageable. Homeowners typically recoup the difference by year 25 in avoided labor, materials, and landfill fees.

Will I need to reinforce my roof structure for a metal roof installation?

No structural reinforcement is needed in almost all cases. Interlock's aluminum panels weigh just 0.41 lb/sq ft for Shingle, 0.58 for Shake, and 0.59 for Tile profile—about 96% lighter than concrete or clay tile. A typical asphalt shingle roof weighs 2–3 lb/sq ft; Interlock weighs a fraction of that, so existing framing easily supports the load. Because aluminum is non-combustible (Class A fire rating available) and incredibly light, installation typically occurs directly over your existing roof—no costly structural work, no roof tear-off, no temporary shelter costs. For a Manchester home with typical framing, this simplicity translates to faster installation and lower labor costs, a major advantage over traditional materials.

How long does it take to install a metal roof, and can you install over my existing roof?

Most installations complete in 2–5 days depending on roof size and complexity. Because Interlock's aluminum panels weigh only 0.41 to 0.59 lb/sq ft, you can install directly over asphalt shingles or other existing roofing—eliminating the expensive, disruptive tear-off process and landfill fees. A solid deck and underlayment (installed per ICC-ES ESR-1790 specifications) keep the roof as quiet as asphalt in rain. Your local installer, Interlock Metal Roofing (New England) Inc., has served the region since 1999 and knows Manchester's climate, building codes, and weather patterns. Minimal disruption, faster completion, and no structural work mean homeowners stay comfortable during installation.

Will a metal roof reduce my cooling costs in summer?

Yes. energy-efficient Interlock colors feature initial solar reflectance up to 0.55 (measured on Aged Copper Penny) and thermal emissivity of 0.84, reflecting heat that asphalt shingles absorb and radiate into your attic. While Manchester's 3015 annual sunshine hours are modest compared to southern climates, every degree of summer cooling saves energy and money. The aluminum's smooth surface and reflective Alunar 70% PVDF fluorocarbon coating keep your home cooler than dark asphalt, especially during the warmer months when freeze-thaw stress lessens. Cool Roof Rating Council certification confirms the energy benefit. Over 50 years, this reflectivity advantage compounds, reducing HVAC strain and extending equipment life.
