Review: November 16, 2018Completion: October 29, 2018

They could have improved on the installation. Glenn was great in that he checked to make sure we were satisfied. When I told him about the concerns we had, he went above and beyond to fix the problems. We were promised that if the installers found structural problems or damages they would stop all work and call us. They didn't do that. However, they did call and tell me they needed to replace the fascia board and I agreed. They didn't tell me they were only going to primer them and they would need to be painted and they didn't tell me that when they took down the gutters they wouldn't put them back up. Glenn called them and had them paint the fascia board and put the gutters back up. They only painted the facia board that the gutters were put on. We were instructed that we can't walk on the roof but Glenn said we could but we would have to be careful. However, we have siding and facia board that need to be painted and we need to walk on the roof but it is too slick to do so. We were told it would take less than a week to complete the job however they did start when they were supposed to. They didn't have all the materials they needed and it took 3 weeks to get the job finished. I think it looks pretty. There is a part of the roof that it's supposed to be the way that it is because there is no support there.

Metal Roofing FAQs for Homeowners in Rockaway Beach

The following metal roofing FAQs are designed specifically for homeowners in Rockaway Beach, Oregon. Whether you are building a new home or replacing an existing roof, understanding how roofing materials perform in local weather conditions is essential. From wind and storm protection to fire resistance, hail impact, snow loads, and coastal moisture exposure, Interlock’s Lifetime Aluminum Roofing System is engineered to provide long-term durability, energy efficiency, and peace of mind in Rockaway Beach.

How does metal roofing handle the snow and ice we get here on the Oregon coast?

Rockaway Beach averages about 47 cm of snow annually with roughly 16 freeze-thaw cycles per year, and metal's smooth, hard surface sheds snow and ice far better than asphalt shingles, which trap moisture and promote ice dam formation. The four-way interlocking panels create a unified plane with no gaps for water to seep under when ice melts. If you want extra snow retention for safety, Interlock supplies snow guards that install easily into the panel system. The lightweight design—the Shake profile weighs only 0.58 lb/sq ft—means no structural concerns even after heavy accumulation.

Will a metal roof stay put in Tillamook County's coastal wind?

Yes. Rockaway Beach sees typical gusts around 136 km/h, and Interlock panels are warranted to resist winds up to 120 mph (193 km/h) when installed to specification. The four-way interlocking design locks each panel to its neighbors on all sides—top, bottom, left, right—so wind pressure can't lift a single panel or peel the roof. This is verified in ICC-ES ESR-1790, the code evaluation that governs installation in Oregon. Coastal salt air and wind gusts are exactly why Interlock coats both sides of the aluminum with 30-year-warranted Alunar fluorocarbon finish.

Why won't aluminum rust in salty Rockaway Beach air?

Aluminum cannot rust because it contains no iron—rust is iron oxide, which aluminum cannot form. Instead, aluminum develops a microscopically thin oxide layer the moment it's exposed to air, and this layer self-heals when scratched. That's why Interlock uses roofing-grade 3105-H24 aluminum alloy (ASTM B209) and applies Alunar 70% PVDF fluorocarbon coating to both sides—extra protection in salt-air zones. Steel roofing, by contrast, rusts aggressively in coastal humidity and requires constant maintenance. Interlock's Guardian Warranty covers rusting for the original homeowner's lifetime, then transfers to the next owner for 50 years, because rust simply won't happen.

Will constant rain cause leaks in a metal roof?

Heavy rain is nearly constant in Rockaway Beach—about 2066 mm annually—and metal roofing sheds water faster and more reliably than any other material. The four-way interlocking panels overlap and lock on all edges, with each joint engineered to channel water down and outward. The solid aluminum surface has no grain, split, or gap where water can hide. Installation over a solid deck with underlayment and proper flashing creates the same watertight system your contractor would install with asphalt, but without asphalt's tendency to degrade around seams and flashing. Properly installed, metal roofs are among the most leak-resistant systems available.

Do reflective metal roofs really lower cooling bills, or is that marketing?

It's measurable physics. energy-efficient Interlock colors have initial solar reflectance up to 0.55 and thermal emissivity of 0.84, meaning they bounce heat back to the sky instead of absorbing it like dark asphalt does. Rockaway Beach gets about 2884 sunshine hours per year, so that reflection matters even in a maritime climate. You won't see a dramatic AC bill drop on the Oregon coast—heating season dominates—but the effect is real and verified by the Cool Roof Rating Council. More important here: metal doesn't trap heat in winter either, so your heating load stays steady, and the reflective finish helps prevent ice dams by keeping the roof plane cooler during freeze-thaw cycles.

Does hail damage metal roofing, and will my insurance company care?

Interlock meets UL 2218 Class 4, the highest impact rating available, and the Guardian Warranty even covers perforation from hailstones up to 1.5 inches. Aluminum's resilience under impact, combined with its light weight and interlocking design, means impact energy dissipates across the panel system rather than denting in one spot like asphalt or cracking like tile. Coastal hail isn't common in Rockaway Beach, but when it does occur, the combination of high impact rating and durability record often qualifies homeowners for insurance discounts. Some carriers offer premium reductions for Class 4 roofs; contact your agent with the UL 2218 rating to ask.

How long do metal roofs actually last, and what does the warranty cover?

Interlock's Guardian Warranty is lifetime limited for the original owner—that means the material is warranted against rusting, rotting, splitting, cracking, curling, and loss of impact resistance for as long as you own the home, no prorations. The warranty transfers once to the next owner for 50 years from the roof's completion date. In practice, Interlock panels installed since 1998 in coastal salt air have reached 25+ years without failure. The 30-year Alunar fluorocarbon coating warranty covers fading and chalking, verified by ASTM D4214 and D2244 testing. This is the only roof you'll buy; it won't be removed to a landfill during your ownership or the next owner's.

What maintenance does a metal roof need?

Essentially none. Unlike asphalt, which requires periodic re-sealing and shingle replacement, or wood shake, which must be treated and re-stained every few years, or concrete tile, which cracks and needs mortar repair, aluminum doesn't degrade or absorb water. You may hose off debris or algae in Rockaway's wet climate—about 2066 mm of rain annually keeps things damp—but no chemicals, no treatments, no costly repairs. The solid aluminum surface won't split or curl in the 16 annual freeze-thaw cycles typical here. CALGreen recognizes metal roofing as a reduced-maintenance material. Your only task is keeping gutters clear, same as any roof.

Can my house handle the weight of a metal roof, or do I need to reinforce it?

No reinforcement needed. The Interlock Slate weighs 0.41 lb/sq ft, Shake about 0.58 lb/sq ft, and even the Mediterranean Tile—which replicates heavy concrete or clay tile—comes in at roughly 0.59 lb/sq ft, making it about 96% lighter than real tile. Most houses already support asphalt shingles, which weigh much more, so metal is often lighter than what's there now. The light weight means Interlock installs over most existing roofs without removing them, saving labor and landfill impact. This is particularly valuable in wet climates like Rockaway Beach, where removing old shingles and letting the deck dry takes time and weather luck.

How long does metal roof installation take, and can you install it over my old shingles?

Interlock Metal Roofing (PNW) Inc. has served the region since 1997 and installs directly over existing roofs in most cases, eliminating tear-off labor and expense. Installation timeline depends on roof size and weather—Rockaway Beach gets roughly 2884 sunshine hours per year, with plenty of rainy days, so scheduling is weather-sensitive—but a typical residential roof takes 2-4 days. Working over existing shingles is faster and cleaner than tearing off, and the Interlock system uses a solid deck approach with underlayment, similar to what any roofing contractor would install fresh. The current promotion offers no payments and no interest until Spring 2027 or 10% off installation, making it a good time to schedule.

Is a metal roof a good choice for Rockaway Beach’s climate?

Yes. Rockaway Beach averages about 47 cm of snow, 2066 mm of rain, roughly 16 freeze–thaw days a year, with peak wind gusts near 136 km/h. Interlock® aluminum roofing is wind-rated to 193+ km/h (120 mph), UL 2218 Class 4 impact-rated and Class A fire-rated, and its four-way interlocking panels shed snow and resist ice dams and freeze–thaw cracking — all backed by a lifetime limited, transferable warranty.
